Been in negotiations with the neighboring property about a "Fence" he wants to put up.

I'm being reasonable and logical about it all, proposed another solution/suggestion thursday night. (Legal property lines, easements etc)

Neighbor went full Retard on me. It was ugly, non-violent, mental breakdown. Woof. Just weird. [panic]

He made threats of packing up and selling/moving.

Saturday morning, realtor sign in the yard. Take my chances with another owner I guess.

Wanna be my neighbor? :) Duplex turned into single family, no permits. Large Lot, Garage. Near Light Rail.

I'd make it a better rant, but really shouldn't publicly spill all the details.

Yep. My reloading room is on an easement. Good and Bad. There are many issues, but I'm reasonably happy. Sad thing, we've got along fine for years, I've been way too nice I guess.

Bad part is, I don't know who I'll get as a neighbor now and will have to start another full retard fight with them when they think the Reloading Room is theirs.

No, I won't fight with your neighbors Wulf202. :) Documentation is to my advantage in this fight. (City, County, friends who are surveyors and engineers, wife who is Super Smart)

He called my wife a Know It All to her face. That was great!

If you got the documentation and legal proof, put the fence up yourself before you get another Tard for a neighbor.

And put the ugly side toward their property.......

This. even a basic chain link set up. Then once a "new neighbor" moves in. Wait a few weeks then hint at how much better a 6' privacy fence makes. suggesting splitting the cost 50-50 works for all parties involved.
In order to get them agreeing with you throw a BBQ, shouldn't take more than 2-3 days after for them to see things your way.

Yep, already a fence that I like. He just wanted Privacy Fence and no access to the easement for maintenance. Buzz, try again.

He is having a mid-thirties life crisis.
Previous wife took him for Half.
Forced to move into his rental duplex next to me.
Knocks up girlfriend.
Out of room in duplex, attempts to make it single family and crewed that all up. (no permits)
Utility easements, my easement make things a bit difficult to add on or make things right.
Selling the place should prove interesting.

gnihcraes, I feel for you. Neighbor wars can be really upsetting, especially if you previously were under the impression that things were okay.

Putting up a chain link fence as a pre-emptive strike is an excellent suggestion. You may also want to get in touch with the real estate agent to make sure they understand the easement and shed are on YOUR property, so there's no question.

Hooray for having the documentation and knowledge on your side. ;)

Considering sending a letter to the Agent, explaining the easement and that they should not trespass during showings etc.

Fence, yes we're going to see what can be done, waiting on estimate from friends to Locate and PIN the corners of the easement on the property. It's like 5 feet around the reloading room, but have nothing to show exactly. Then the fence might go up.

Might have a BBQ when they move out. :)

I believe he thinks some of this anyway. Since he got married to the sudo girlfriend/mom, he's been paranoid of a lot of things. She's from a super small town in missouri, and just doesn't like people. I'd post more about what she says, but it's just not right. She needs to be in a ritzy place and neighbors who think like her. This hood isn't good enough. I am waiting for them to tell me to stay inside during showings. LOL! Like they told me not to paint my Reloading Room while her Ritzy parents came to visit the "duplex" lol.

Might fire up the air wrenches and work on the old jeep for a few weekends...

Time to put up some no trespassing signs and under video surveillance signs. I'll post any further on-goings, just trying to avoid any further confrontations.

I would love to see a drawing of this. It seems that even when ya give people want more. We have a chain link fence and on one side I may take it down and put up a privacy fence because the neighbor keeps her poor dog chained up and as long as we are in the backyard the dog is barking non-stop.

Her son one day bitched about wanting to put up a fence but the damn power line was "right there". I told him he should just put the fence up but pointed to the marker down by the sidewalk. The one that is 2' on their side of our fence that is already up. I explained that the power line runs on an easement and that is why our fence is on our side of it. I mentioned that any fence he put up needs to be on his side of that marker. Since they like to keep there boat right up against our fence and on the easement he has not said another word. [Flower]

I'd love to buy it all and tear it down. Build a single family or two smaller units on it, just in the right place. We have some good ideas to fix it all up, but without money, it will stay the way it is for a while.

JerryMRC, check the codes, they will let you put fences on the utility easement lines, just depends on what it is.

Yellow is the easement.
Red is existing fence of mine. He just wanted his own that was Private, since my fence is just posts and wire mesh.

He wanted a fence also along the driveway on his side, and I agreed he could do so. Kinda screws things up, owell.

I only asked that he keep/replace the gate marked in solid red so I could still access the garage for my legal use/maint. Talked about sharing the gate cost, and I'd be ok with some cost most likely.

He decided the gate wasn't an option. Fine, then you'll have to fence off the entire easement on your side of things. (South of garage, east of garage) I'm not allowing the easement access to be blocked. (per legal documents on file)

Really messes up what he currently is using. :)

I have a neighbor like this. He broke one of the posts of our shared fence, and wanted to fix it himself.
Uhh...no. You are a rampaging alcoholic who can barely navigate your driveway on foot.

Told him I'd deal with it.
He threw a huge fit, but instead of threatening to move, he threatened to sue. Yeah, OK.
So, I get a surveyor out and oops! A bunch of "his" property is actually mine. Including the whole of the fence.

So, I send him a nice kindly "f-off and die" letter with the date I'm doing the work and never heard a peep.

Until he threatened to sue another of my neighbors (a buddy on the HOA board) about a lien the HOA put on him for a bunch of other violations.

No other news on this tonight. I made some slight changes to my "reloading room" making it more visible that it belongs to me. (House numbers on garage door)

Oh, and still listed with the County as a 'Multi' unit. Does it matter when selling/buying and the title company? (especially with no permits on file for the conversion)?

I poured another slab to extend the one from the street and along the side of the house so I could park the 5th wheel farther back. It's tight on the side and the 5th has to be far enough back to allow clearance to the backyard. My neighbor asked that I move it up 10' so it wasn't visible from his split level home's deck. He threw a hissy fit when I told him that wasn't an option for me, and hasn't been very cordial since. He did put up half of a new fence, for which I agreed to split materials cost. Too bad his string and level are apparently uncalibrated because one concrete set post is wonky and buggered it up.

This was after he filled in and extended his sloping backyard into an easement and fucked up the access and condition to the point I ended up installing a poured concrete retaining wall around the service pedestals located inside my property line to resolve the issues he created from his. Last summer he planted some semi-mature spruce trees along the fence line. I should probably go thank him for that.

Next door neighbor to the east, all our lots back into open space to the south. The trees are on his side of the property line, mid point along the fence and 60' from the utilities.

I have an easement in each rear corner of my lot, one is an IREA electrical box, in the other corner are the Qwest and Comcast pedestals. He just about buried the pedestals and they were always wet due to poor drainage. Qwest has, to my knowledge, abandoned their pedestal as there are no lines coming out of it and they've left it open and rotting, but I still get Comcast internets from the other. Both the other (west) neighbor and I built retaining walls around the IREA easement and I provided stepped access from my property and there is rear access from the open space in the back.

Come on over. Plenty of land for the kids to play on, school across the street. You know where I live. :)

The owner just had a plumber there for the last 8-10 hours, looks like a total remake of the dual water heaters or something. If they ever have an open house, I'll check it all out. Plenty of people looking at the property though. Hope it sells high!

UPDATE:

For anyone that was following this.

Third Party company eventually purchased this "Duplex" gone awry.

Took them a while to get started on the property. Fixed up one kitchen, removed the other kitchen, now it's a room. Did some painting outside.

Been sitting for a month or so now, weeds are growing and growing.

Now there are permits in the window; Electrical upgrades, for re-certification as a single family residence.

This should be interesting, as the property needs a significant upgrade on the service. Permit shows $1800.

Then I wonder if they can call it a single family home without bringing all pieces up to code? Full electrical throughout, plumbing, structure, smoke alarms, etc.


I've only seen the previous owner once when he stopped by to check the mailbox. Otherwise, he moved and hasn't even been back into the neighborhood. Supposedly he's living in an apartment and has asked another lady in the area about the upgrades she did to her house. Apparently the previous owner cannot find anything within their budget that meets their "Wants" vs needs.

I still haven't seen a price sold on the county's website.
