Zillow has me at 27k over what I paid for it and I am pretty certain the housing market has not come back that much.
Yes values have gone up double digits.

Zillow sucks ass ;). It has my house at 100k over its value because the houses behind me selling for $800k more than my subdivision.

Maybe you are richer than you think!

I think KellyTTE does, pm him
I think 10% off the Zillow estimate is about right.
I just compare it to the similar/same houses in my HOA , and see how much they are going (or sold) for.
Good part is, some are selling it for 10% over Zillow estimates, and it is selling.

I sell Real Estate, and do CMA's several times a week. I won't pretend I know or understand what's going on in the Denver metro, but I can find you someone who does if you're interested...
BTW - Zillow, Realtor.com, Trulia etc aren't as bad as looking at tax value, for example, but I wouldn't put a lot of stock in it either...
Golden rules for comparable homes that an appraiser will use: similar above grade square footage, age, same area, floor plan (don't compare a 2 story to a ranch), condition and it has to have sold in the last 6 months.

Zillow has mine for 40k UNDER what I paid for mine. There's a house next door to me that is easily 500 sqft smaller than mine, and Zillow says that house is worth only 5k less than my house. Not to mention the exact same model across the street from me is valued 75k more than my house...
Yeah...I think Zillow is drunk.
Get a Realtor and they can do a market value comparison for you free of charge.

Zillow has ours is valued at $20k more than we paid 3 years ago. All of the prices are similar in our subdivision.
Just looked and zillow has one house down the street that I believe was a foreclosure but it sold for about $250k more than what the average house around us is going for! Pretty sure that is wrong!
Yeah, call Kelly. See his thread here:

Get a RE Agent to do a CMA ( Comparative Market Analysis ), this can be done quickly and at no cost, It uses comparable data from the MLS and can be tailored to fit your house and the area in which you live.

Exactly what I suggested a few hours ago. Honestly, if you're not willing to pay for or don't need an actual appraisal ($350+) this is your BEST bet for an ACCURATE estimation of the value of your home. The websites mentioned are a novelty & good for ballpark estimations but shouldn't be used for anything serious.

Since I really need a hard number not a guesstimate I will be contacting the guy who posted on this site offering that.
