Under contract for a house in Green Valley Ranch off 38th. I've heard mixed reviews. Looked up online and didn't see any real issues where this house is. Anyone have any insight?

Off 38th GFL. Window and doow security gates, some sort of camera's, etc. 
Ask the local PD for crime stats.

I wouldn't transition from Broomfield to Green Valley Ranch. Can you get into Stapleton at least?

Forgot to mention. When buying any home, always visit the neighborhood over the weekend. Especially friday & saturday night. Then a follow up sunday morning.

North of GVR blvd ok.  South of there no so ok. Trust me I'm in houses in that area all the time.  Perhaps reunion104th and tower) would suit your fancy.

Sounds like you should have asked this question before you put a contract on the house.
As hard as people are trying to sell houses over there, I doubt they let you out of the contract easy.  With that said it's probably best off to walk away and loose any earnest money you've invested at this point.

I do not sell in the city so i am unfamiliar with the market there at this time, but from my contractor days (in another life)  I seem to recall that GVR had expansive soil issues.  I could be way off base there so ask your agent.

Ya it's tough because the houses there are in our price range for now and the one I'm under contract with has been all updated.
If it is a good move for you, do it. Can rent it later, or sell it for a different one later. Just know what you are getting into with the area.

Ya we are living with wife's parents and need our own space. Figure it's a good starter to gain equity to buy another in a few years. I lived in Ontario back in California. Bad area but never had an issue.
Great advice.
And have "2" spare tires.

The area of the house I'm looking at is the south western part which a few people live in that I know. Said its a good area.

Ontario is not comparable to GVR. Unless Cadillac driving food stamp carrying free cell phone talking section 8 free loading crowd are your kind of group :D

Rather a realtor than having to read more than one thread about his house broken in to, wannabe's profiling down the block. Him throwing a very large block party and EVERYONE on the board attending, with both hand & long gun ;) 
The warning sign should have been a COP putting it up for sale.

If I threw a block party, would be mostly with people like us here on forum. Probably would be the most protected block party except for a party at White House. Didn't know it was a cop until today.

are you using a buyers agent or calling the guy that has the sign in the yard?
the guy who has listed the property is not your friend, you are not going to get a complete story from them.  he/she is bound by contract to work for benefit of the seller.  find yourself a buyer's agent someone who is working on your behalf.

I have my own agent
It may be your own agent, but are they a buyers agent or just a real estate agent acting as a transactional broker... A buyers agent is contractually has to be in your best interest. (Mine gave me advice I didnt want to hear and has been realistic and shown negatives of houses.)   A transactional is supposed to be neutral and a little more open to basically acting in their self interest on a sale or at least not being that helpful.
I was suprised to find meth testing at least in Lafayette was a semi big thing to do, apparently ~10% of houses test positive for it.
