Is it possible to rent a patch of land from a farmer or landowner for camping/shooting and maybe hunting?

Yes it is. A buddy of mine leases a large chunk of land out near Sterling for hunting.

The rental fee, paid in advance, is the same as the down payment. What's the hld up?
I know of land that backs to National Forest for about $8000 for 2-3 acres. The wife and I are seriously looking at it but we want a cabin also and I have already gone through building one house. Wish I had the money so I could tell someone this is what I want, let me know when I can move in.

I cant believe they do in these times.
There is way too much liability in letting somebody shoot on your land. Especially if unattended and for money. Even if you trust the person you rent too... eventually they will bring some dickhead friend or their brother in laws cousins hair dresser. Then that person will shoot up a windmill, fire a round in an unsafe direction and hurt someone, someones livestock or their house, barn or equipment. No way I would allow anyone to shoot on my land unattended and I would never take money for it. If you have a mortgage on your land you probably have an insurance policy. I would be willing to bet your insurance would not allow it.

where at? I am looking at stuff up near fairplay, como, terryall...that area. just haven't found the right spot.
also curious what it costs to get power to the property and what a well would cost.

1st 2 power poles are free, after that they charge per pole. Best way to do it. Run the 1st pole, that gives you 100' on to the property. Drop that to the main, then rest of the way in a trench. Same for phone line.
Regarding the well, figure an easy 10k. Depending on water table. Remember, be it 100 or 1000' They hit water or not, you pay.

if power is more than a few pole away you probably want to stay away from it. I have a client that is a big wig with excel. Even he could not afford to bring power to his property.
You can always do solar.
The fairplay, como, tarryall area has a good water table, we have sold lots of land out there that is pulling more water than allowed.
If you are looking at recreational land be aware that there are subdivisions out there that will not allow camping.

I had the Power Company send their surveyor/estimator to my land about 18 months ago. It cost just under $30,000 a mile for overhead power at that time. It hasnt gotten cheaper. In 2000 it was around $20,000 a mile. I have to believe that getting power in the mountains would cost more.
I think Jim as being optimistic about the cost of a well. First you dont get to pick the depth, nor does your drilling company. The state Division of Water resources will tell you which aquifer you have to drill to. For example my house has a 440 foot well. it cost a little over $13,000 in 2007. My wifes parents place has a mandated depth of 900-1300 feet, so you can see it would cost alot more just being down north of DIA.
And the biggest thing is... not every piece of property gets to drill a well. period. You absolutely must know beyond a shadow of a doubt before you make the leap to purchase. I have lived on land that required us to have water delivered every week and kept in a cistern. Do you know what happens if a toilet is running over the weekend and you arent home? no more water. And if the road is too muddy for the truck to get in? no water. its a pain in the ass.
Personally I would do solar if the cost of electricity was going to be over say $10,000. But, I would absolutely need a well.
And no, in Colorado you cant just drill a well like you can in some back east and down south places. Here water is like Platinum its rare and expensive.
and alot of the mountain counties now require a minimum sqft to build. they dont want a tough shed community.
Thanks guys. Places I'm looking at all have no HOA, allow for a couple homes, shed/barn, 2 wells, irrigation of 1 acre and no HOA or covenants. I won't even touch anything with a HOA. I just haven't researched cost of power and wells yet. Some places have cabins on them already, others have nothing. Just trying to figure out what is the better way to go.

I was on the low side, had i put down what i know some folks have spent w/out hitting water, they'd have a hard time believing it was that high a number.
