View Full Version : MY Flip.. sort of
Well not sure if anyone cares but I have always liked when other people share their home remodels. So here it goes.
The story is... I have an amazing home on the most perfect property I have seen on the front range. 55 acres, borders Greenland open space, no neighbors, no HOA, Fantastic views. Only 35 minutes to downtown Colorado Springs and about the same to the Tech Center in Denver. I deer,dove,turkey,goose, and coyote hunt from my front door. I run cows for fresh beef, chickens for eggs. I have plenty of room for long-range shooting, atving, and anything else I want to do. My home is a great designed passive solar burm home. We have electric heat and the highest our bill gets is maybe 140-150. That is running stock tank heaters. We do burn a fair bit of wood for heat as well. All this greatness aside I have one problem, I cannot stand the frontrange anymore. Too many People. In order to sell I needed to do a full on remodel, or fix up. The inside has been a work in progress for years and was pretty much wrapped up. Most of these projects are exterior and curb appeal. On to the pics. I forgot to mention, we did all the work, had some help from family but majority was the wife and I with the two little ones helping/crying.
First up was the roof, needed it bad. I play all summer so I had to wait until around Thanksgiving when hunting and playing seasons were over. One story home, lots of roof, I believe it was 43 square. I got a killer deal on some High wind Owens Corning. Getting em home and stocked was fun.

Put in all the ice and water shield, and new drip edges.

Ended up doing the Garage first, then the rest of the house, took a little over a week had one smaller snow fall when the north end was stripped that resulted in a little drywall damage in our master. Overall went pretty smooth.

Congrats! Roofing is hardwork it seems like.
Sounds like you have a awesome place to be able to enjoy it to its fullest potential
You saved a TON roofing it yourself.
Next up was the windows, this was in late February. You can tell in the above pics how bad the old ones were. We could barley see out of them. Got a good deal on some of the nicer Geldwins at home depot. This was a pretty big project so I had my Dad come help, we also had to call in my brother for help with the BIG ONE!
Here are some random pics of us putting in the new ones. The old windows were vinyl windows that were "custom" fit into and even older brick molding from the original. In other words we had a lot to tear out and re frame. This also meant we had to redo the window sills and the outside trim was about as big a project as the windows.

Now for the big one. We had three smaller ones. I had a great idea to replace it with a single case window. Due to its size I had to have a divider in the center. So it is two windows cased from the factory into one. The WOW factor is what I was going for. Turned out great but it was a chore to get into place. I could have used some more help but we managed.

Now for paint. Got killer pricing on Sherwin Williams paint. Good stuff for sure I was impressed. Picking colors is such a pain but we are happy with the end result.

I was planning on getting a nice concrete porch put in but after getting the run around and stood up many times over I got ticked off, hooked up the gooseneck and ran into home depot. I was going to put in redwood but got a killer deal on some close out trex decking. I am very glad all the concrete guys I dealt with were worthless. This deck looks sweet!

That is a beautiful piece of property you have down there. When we were down there I commented to the wife how nice it would be to have that land.

Do you know anything about flat roofing? I have a section on the back of my house that needs to be replaced and I'm just starting to look around for info.

Curios - photo 31, the corral and horse outbuilding. Where is that? Is that at the far back of photo 1?
I assume you are looking at the pics on realtor, yes the barn is up hill above the home, it would be in the far upper left of photo 1. The home is in a cool location, you can not see it at all when you pull up to the front gate all you see is the barn off in the distance. This house is built down a little into the hill, it still gets the view but no wind.
