I just sold a house I had been renting for 5 years. We want to put that money into a BOL. I have read a lot on what to look for and know what will fit my needs. I am looking for advice on what didn't work out. What would you have done different?

Make sure you have water rights and mineral rights. I think if you can only have one, water rights are most important.

what Irv said and I add, dont pick something to the West. Have you noticed everyone thinks they are bugging out to the mountains? ever seen the traffic headed west on a normal day/ weekend? pick something east. Plus living in the mountains is much harder than living on the flat.

There is a 40 acre lot w/ a house out by frederick for under $200k right now. Expect multiple bidding, but that area is hilly, less stormy, dry creek/running creek. Many good defensive and concealable area.

Picking a place really is determined by what you're trying to prepare for. So what are you trying to prepare for?

I doubt he's a Grand master however, he has a very broad knowledge of things like this.
