Giving them the benefit of a doubt, I'm trying to do my own research but I can't find any info on them. No BBB file at all, no reviews other than the seller and buyer mentioned above. I called Douglas and Elbert county and Douglas hasn't really heard anything good or bad and the guy in Elbert hasn't called back yet.

Interestingly enough, I know the owners of American Septic. They are a long time customer of mine. I've personally never used them but the owner is very nice. His boys are starting to work with him now too that they've gotten older so it is a family style business. Aside from that, I've personally never used them for anything on their business side so I can't comment on that, unfortunately. They've been doing it for a long time though.

If you do use them, feel free to drop my name. Ive known them for 13 years now and they've been part of my office family for 16 years. The name connection may help ensure they take care of you more so than just a generic call in. :shrugs:

Your $$$, your choice.

The whole idea of an inspection is getting an objective review of the home. I wouldn't let any seller dictate my choices.

Now if a problem is found and I ask them to fix it, they have a choice on who to use. I would then be able to re-inspect the work prior to closing if I choose.

As you and I have talked about... I'm going through the same thing, just the other side of things.
I just set my inspection up through Columbia today. They have pumped my septic before, and have been really great at checking things out while they are there.
Their guys can pump and do the inspections, which is a great time saver.
Last time I used a stand alone septic inspector, they asked the pump guy enough questions to make me realize who the "expert" really was.
My thought was the guy that pumps 3-5 systems a day probably knows more than the inspector that might see 1-2 systems a week.

Thanks crashdown and congrats on the sale. I wouldn't have been as concerned about his guy if the only reviews anywhere weren't the seller giving him 5 stars and the buyer giving him 1 because the system wasn't actually up to code. I know it's a he said she said but how can someone be in business for 15 years and only have 2 reviews on the internet?

Wait, found another one and it's also 1 star.

After calling and finding out that they were actually only $20 cheaper for the pump out the seller agreed to go with our guy to do both the pumping and inspection. We know there's a problem we just don't know if it's a $500 problem or a $30K problem. We do know that they need to bring their tank access to the surface to get up to code and fix whatever is causing the pipe not to drain.... hopefully it's something simple.

Never a simple problem when a septic won't drain. Most likely a leach field problem.

Friend of ours found those "flushable" wipes someone in the family was using without their knowledge clogging up their system...

Never a simple problem when a septic won't drain. Most likely a leach field problem.

That would definitely make it much more expensive to fix. Hopefully it ends up being something easier to deal with.

Todd companies as in John Todd Septic? If so Jack runs the company now, good guy and seems to be very knowledgable in the field. Best of luck.
