Well the mobile home park I've lived in for 28 years finally passed my cut off point at over $800 a month for lot rent !! And I foresee them hitting $1000 a month in the next few years.
The amazing thing is I qualified for a loan even though I'm on SS retirement income only. The other amazing thing is I'm finding smaller homes outside the front range for affordable mortgages ranging in the $300 a month range. This is a pretty unnerving thing for me to tackle at this time of life but financially I see no choice.
Some of the challenges I see are increasing travel times for basic needs like groceries,health care,home repair needs,etc. But I see some great benefits like less traffic,QUIET !!!, meeting new friends,and owning my own land.
Of course the biggest challenge I'm currently facing is decreasing 28 years of possesions to make a one u-haul move haha.Also every town I'm interested is usually a red area on the weather map every night. Oh well just thought I'd share my latest event.
OMG, that's an obscene amount for lot rent.
The drawbacks may be alleviated by delivery services- I know Walmart is offering grocery delivery in more and more areas now, or even the grocery pick-up (where they do your shopping for you when you submit your grocery list and pay for it)- less exposure to slackjaws.
Were I in your shoes, the one thing I would be concerned for in some of the outlying areas is accesibility to emergency services. Fire & ambulance are the main things.
28 years of stuff can build up quick! Have you got help in going through your stuff? Are you selling or donating items? There are several services that will come out an pick up donations.
Man, going through all of our stuff to prepare for another move would be a Sisyphean task.

That's a real pisser that you're getting priced right out of your home, brother. When it comes time for gitten...shoot me an email with some advance notice, and I'll help you move if I can. I'm sure others here will help you as well.

Welcome to the aging crowd.. Weekend garage sales, CL and phone calls are slowly reducing the treasures we've collected for close to 45 years.
Good luck with your move, hopefully some folks will start adding to your sale fund.

Thanks for the replies. I have my son for the actual moving. I'm donating a lot of stuff to the Denver Rescue Mission and ARC.
I'm hoping I can sell the home for enough for the next down payment and moving expenses. Thankfully it's a seller's market on the front range right now.
Haha Grey I had to google Sisyphean !!! It's discipline on getting rid of stuff. Reality on when was the last time it was used and is it really needed ?

I feel for you. My rent went up, utilities are up medical costs for my wife are, health insurance goes up next month and my pay is not. I have sold what I can (for now) and there seems to be no end in sight for the cost of living to continue its acceleration curve.

I feel for you Stag, and feel your pain, cost of living is one of the main reasons we will likely be doing an early in life relocation.

During the recession I saw a nice doublewide for sale on 5 acres for $21k. I wished I had bought it. I would be living there instead of Pueblo. This was the period of 2009-2011. It was on highway 9 halfway between the Royal Gorge and Hartsel. So where you moving to?

That sucks, Stag. I know how hard a move is when it's PLANNED. I can't imagine how hard it would be if it's almost forced. Good luck. Things will work themselves out.

Sorry to hear this is happening to you. My wife's condo had association fees that were out of control. The association was underfunded and they got hit by a bad hailstorm. Out of pocket insurance costs forced an emergency assessment that all of the homeowners had to fund based on square footage. The annual fees also went up the next year. Fortunately we were able to sell it before the fees became prohibitive to being able to sell the property.

You didn't mention where your were looking to relocate. Personally, as a young man I decided that I never again wanted to live in a city or a suburban home tract, and I've been an outlander ever since. I think it can be a good choice for self sufficient people. But I would caution any senior to choose a location where good medical services are nearby. If you have to wait 20 minutes for the EMTs to arrive, and another 45+ minute transport to a hospital, that could cost your life or the life of your spouse when it otherwise could have been saved for years more.
Even if one has the finances to move to a more remote area it may not be the best choice to enjoy a long and healthy life.

Our requirements are 30 - 45 min drive for medical services. Within 15- 20 min from emergency services, 30min from food stores . Odd that others our age group 60+ don't have that on their radar as part of their relocation plans.

My wife and I talk about "living in the country" every so often, and stuff like that is always at the forefront. And gas stations, etc. Blows my mind how many houses we see waaaay out in BFE.....WTF do they do for a living? Food? Shopping? Fuel?

Not sure where I'm moving to yet I need to get a reasonable offer on this place first. I know I will be moving off the front range,that's the only financial alternative I have. Have my eye on an affordable place in Otis,CO.
As far as medical concerns that is part of my research because I have to find a PCP who will take my UHC Medicare plan. Knock on wood so far I don't have any major medical issues but we all know how quickly that can change.
No matter what I do on relocating there will be more travel time involved for everything.
Reality is I have no plans to live out the 30 year fixed mortgage I qualified for but I didn't tell them that [ROFL2]

Dang, sorry to hear this. But with the crazy prices for housing on the Front Range I can't see how anyone on a fixed income can afford to live here.
As far as the moving after 40+ years thing goes, we just moved after my wife had been at her previous house for 36 years, so I feel for you. Unfortunately she's something of a pack rat so we ended up making 3 trips in the U-Haul 19 footer (it helped that our "new" house was only 6 miles away from the old one.)
If the cost-of-living keeps rising this way, we will be moving away from the Front Range as soon as I retire, probably in 10 years or so. I'm sure we aren't the only ones looking at moving away once we no longer have a job to tie us here.
I've often thought I could live in the Grand Junction area. I know it gets hot in the Summer but winters are typically milder than here on the East and it's close to Moab and lots of other fun areas.

If restricted to Colorado, the Western slope would be our top choice, unfortunately I've got no work out there unless I want to start over again.

30 yr mortgage, we're considering a 5 or 7 yr ARM. Putting down $25-40% then paying off balance of mortgage once current home sells. Way before the note is due. OR do a refi year 4

We've looked at the western slope. they are very proud of house & land value. Sure it's less expensive to buy than the FR. However it's not that much less, or is most of what we feel are desirable states either.

They either work remotely, are retired, drive forever to get to work, or are involved in the drug business (or perhaps local ag ventures).
We have some family friends in the moral rural area of Byers. 40 acres and a 2 story house (walkout basement). Husband works remotely and drives into Denver once a week.
Rant:
There is NO REASON for the majority of people to go into an office. I've NEVER been in a purely local meeting -- it's always some collaborative tech with satellite office teammates. Only if someone needs to physically touch things should they need to go into an office/work site. "The office" is a vestige of pre-internet modalities and is about as retarded as having a green yard in the high desert environment of Colorado.

Otis looks like a quiet affordable place and there's a couple of places that caught my attention. Remain here because of my son and friends. Unfortunately I don't have those kind of funds for a down payment. Whatever I manage to get for this mobile will be my down and moving expenses I hope.

That's unfortunate and it happens to most of us. I'm looking at doing the same in a few years. At least we are not tied to Kolorado except by PERA. Good luck and good hunting!

Well damn Murhy's Law. I had no idea that my United Health Care Medicare Advantage plan may not be good everywhere, the zip code for Otis,CO isn't in their plan. I'd have to drop my plan and go regular Medicare and pay for a supplemental plan with benefits that I get for free now. That was an eye opener !!! Ticks me off that I'd be 14 miles from Yuma Medical Center and it's in another zip code and county and not in network. So I guess my house hunt is narrowed down to access with my current plan.
That's terrible. :(
I'm really hoping you'll be able to find a location that fits all your criteria.
