I don't know about the rest of you, but it's been raining with a fairly hard rain @ my house for the last 1/2 hour. We REALLY need it to rain like this all over the state for the next week continuously.

This evening here in Colorado Springs we had a couple of short light rains, then around 8PM it just became a torrential downpour.
We need something in between these 2 conditions and have it be steady for a while!

Pretty decent sprinkle here at almost 10:00 pm......never thought it would get here, glad for the precipitation that is actually occurring.

Kinda dying off as I type this, but I do hope that the predicted daily shower potential for this week is a real deal.

Drove back to COS from Montrose last evening, rained the whole way. Much needed in all parts from there to here. New fire started up in Montrose county on Friday afternoon while we were there. Hot and dry everywhere in that area...

Got some good rain last 24 hrs and no hail. The big storm passed north of us last nite. Places along I76 were getting 2 inches per hour. Flooded some creeks and washed out some county roads.

Ya know, living over here I've yet to see hail bigger than maybe 3/4 of a dime. (And that was "snail"). No tornadoes. No I-70 traffic issues. Rush hour here is like..Denver traffic at 3AM. Snow is max 6" in the wintertime and normallly melts off in a day. Cost of living cheaper. Most every restaurant and franchise is available that the east slope has is here except for one-offs.

Only detractor: fewer job opportunities.

If it keeps sucking over there, ya'll need to come over here and help bust us off of Colofornia. We could be Colorado (with the Colorado river) and Colofornia as Boulder/Denver/and the ski corridor.

Left out the hefty meth and crime problems. Maybe not quite Pueblo level, but does seem to have that notoriety. Now if you mean land in the surrounding area I could see townies not wanting to travel far to get into stealing as much asin town.

I feel bad for you folks with damage. The Ranch went through two years of that a few years ago. It's a mess. My deck still isn't right. My car had minor damage that wasn't even claimable so isn't fixed.

We've been getting these awesome rain showers south of Denver. I love this weather. Seems like CO has been all sun and wind in the spring. Now that it's June, we're doing spring again.

We've received 1.31" of rain west of Boulder since the system since Saturday, minimal hail but my garden is protected just in case. Good for wildfire but the grasses will go nuts soon.

Major storms are predicted for south and east of Denver this afternoon.

It's early yet. There's likely more damage to be revealed. As long as your roof isn't leaking, you're OK for a while.

Wife sent me picts we had quarter to walnut sized hail again today. Not sure but I dont think that size can damage a roof. It did dent up our siding.

It can, but condition of roof and quality of shingle play a big role in that quarter size range. IMO, that's about when damage starts on a composition shingle. Those pictures of the near baseball sized stuff is where it starts to not matter what kind of composition shingle you have.

If your siding is aluminum, that's understandable for sure. If your siding is steel, then you'll have roof damage.

Well, cars are a lot softer than asphalt shingles, but you certainly could have something going on up there. How difficult is it to climb up and take a look? I'd offer to do it, but I just got back into town and have to leave again so I'm not available.

There are probably resources on the web as to what composition shingle 'bruising' looks like. You might want to know what to look for before you get on the roof. If it were me, I'd also be checking the pipe boots on the roof penetrations for damage. Vent caulking seals are something that have also bitten me in the past.

...but Irving is the expert. Hell, I didn't even stay in a Holiday Inn Express last night.

Lost the sunroof on the Mamamobile, a couple good dingers in the hood of my truck.
Got lucky and found a sunroof assembly at a local yard for $200.00.

The wife thinks I should file a claim and get my truck fixed. I’m leaning towards just enjoying the fuel savings from the aerodynamic efficiency of the dimples.

Good luck with the repairs. I can't imagine it will be much fun, but you're more mechanically inclined/talented than some mechanics I've come across (and that's just from what I've witnessed on the forums).

As for the aerodynamics of your dimpled vehicle...how often do you use backspin? Have you ever hooked or sliced on the way to your job? I have heard of turning hail damage dollars into firearms. That's almost like alchemy.

Just stick an umbrella up through it, then open it up and pull down & duct tape around the edges.
That should hold you until at least through winter.

I use backspin regularly in my daily commute and when necessary also hook and slice. It’s the best way to deal with traffic along the front range.

Insurance said it's 50/50 that we need a new roof. I interpret that as I absolutely need a new roof but they're going to try to find some reason that I "don't need a roof". They're supposed to be coming over with some drone that can detect the impact spots today. I'm kinda interested to see how that works.

The longer you hold out (more time), more depreciation they can deduct once your roof is finally totaled. Saves them money.

I would ask about premium increases from the claim. Usually a claim here or there won't hurt you individually. We are all paying higher premiums because of all the claims anyway. Even my auto policies are going up considerably.

So if you forgo a new roof you will be paying for your neighbors' anyway.

Why we are still paying for composite shingles, and keep replacing it, in this state is beyond me.

Maybe it varies by policy, but this was not the case when my roof was replaced last year.

My roof was at least 20 years old. So I figured they'd pay me for at most 50% of the replacement due to depreciation. And the initial check they cut was for about 50%. But once the roof was complete, they paid me the other 50%. So they paid 100% of the roof cost minus my deductible, even with a roof that I had pretty much gotten all the life out of it.

Once they didn't even care/follow up. Another time a letter from the roofing company was good enough.

I know they send plenty of language once they endorse the check about getting it done, default, fraud, etc, etc, etc... In the mortgage you do agree to keep the home in good repair. I've never wanted to test it but it seems they really don't care.

I have had clients who had a second hail claim two years after the first. The client had pocketed the money after they had sent the check to the lienholder for endorsement. After the second hail claim the client sent the check to the mortgage company for endorsement. The mortgage company held the check and told my client he would need to open a trust account where the funds could only be dispersed to the licensed contractor who had a signed contract to repair the roof.

Here's the fun part. Since insurance had already paid for the roof once and the insured had not repaired it, the second claim pay out was much smaller. It was $3500 short of what was needed to repair the roof. Since the insured had already spend the funds from the first claim, and the deductible had been applied a second time (separate losses mean separate deductibles) he had to come up with $5500 to get the contractor to get the funds for the repair to the roof.

WOW! That would suck. My insurance company (State Farm) has always followed up so I guess they would always know. They not only wanted to know it was taken care of but get the class 4 cert on file.

I guess that's why you don't play games!

That is beyond petty!

I wonder how they decide who to check on and who not to? Do the insurance and mortgage companies share info? Maybe that's why they've never really checked on my house.

Just curious... It does seem interesting.

Agreed. USAA paid 100% on my roof and windows. Then again, it appeared to be the orginal roof (>20 years old) due to the shingle design. I upgraded the windows to low-E glass but it was minimal out-of-pocket IIRC.

What the mortgage company does is completely independent than the insurance company. Like all companies, some are better than others. I haven't had a lot of cases where the mortgage company holds stuff up, but they usually send someone out with a copy of the estimate. This person is just someone who works for a bank, so they may not even know what they are looking, but they treat it like a check list. In the case I'm referring to, it was some lackey that couldn't put a check mark next to a switch plate cover line item, so held up the entire process because "the work wasn't completed." I can only imagine what a mess that person would have created in a situation where someone had a water loss where popcorn ceiling, wood paneling, and wall paper were damaged, but the home owner was restoring with different materials.
