Tried owner financing?
You could try USDA loan program and see if you and the purchase qualify.
Did you use a Realtor in Wyoming? They should have some ideas for WY loan programs.

All I can I can say is good luck. When we tried to purchase a section with a house on it, the secondary market was not set up to handle acreage of that size. The local banks interest rates were so high, it price us out of the property. At $900 a month difference in interest, it wasn't worth it.

Please keep the group informed about your little section of heaven - I hope one day to go that direction myself.

My needs are a bit more modest thinking 25 - 100 acres would be more than enough buffer zone.

I rather go south; but cost for the land gets a bit too high, even if I settle for only 5 acres or so.

Loans on land alone tend to have much shorter lengths and much higher interest. I assume you tried the same place you got your current mortgage from?
