I am in the very beginning of a refi on my house. I am a bit late to the party but better late than never. Anyone have recent experience with this process? I am being told 60-90 days to complete.

That sounds insane but these are insane times.

I did not long ago. Appraisal was waived. Took about 45 days start to finish.

Wow, 60-90 days?

I too am late to the refi party, though I did so just 2 years ago, rates are still nearly a point lower. I should have done something in Feb. If I can bypass an appraisal, it would incentivize me more to pull the trigger.

Last year I started in March closed August.

I just refinanced, did not take any equity out. Was just to lower rate and shorten the term. And we closed in less than 2 weeks

I refi’ed in March 2020 as the pandemic went into full gear. Even still it was less than 30 days, something like 25 if I recall correctly.

edit - I failed to mention we did not need an appraisal so it was faster.

My brother's refi took a few months.

Being in this space professionally, those are accurate timelines. 60-90 from application to closing isn?t terrible. Depending on loan product some lenders are bumping up to 150 days plus.

Started two weeks ago, was advised I should close by the end of June-all info needed/appraisal submitted/all of my paperwork has been completed and submitted.

Home appraisers have been on my shit-list for some time now. Ex-wife needed to re-fi to get home in her name prior to me moving from Idaho. My share of the equity was to be based on the appraisal. Douchebag fucking moron appraiser shows up, does his thing and submits appraisal.

We bought the house in 2015 and paid $330,000. Miraculously, that's what the home appraised for. We added a $40,000 shop. Real estate values appreciated on average 6% per year over the 5 and a half years we owned the house. We both expected the appraisal to come in around the $450 to $475 mark. Nope... $388,000. I appealed because it was bullshit. I was told I had no grounds for the appeal because the appraiser had not made any egregious misrepresentations as to the facts surrounding the actual house and property. He used comps as far as 100 miles away. He didn't use the comp that was 1/4 mile away on a home that was remarkably similar to ours that sold about 3 weeks before his appraisal on our home for $525,000.

The ex is listing the home this week for $625,000.

You'll never convince me that the system (the home appraisal system) isn't rigged.

ETA: It took 3 months just to get an appraiser to do the appraisal at the time. They sure scraped the bottom of the barrel to find the asshat that finally came out.

It shouldn?t take 60-90 days to get an appraisal. Appraisers are busy, they aren?t that busy.

If you want to expedite the process you can ask your broker if he has lenders that will waive the appraisal. There are a lot of variables in that equation but an easy refi usually doesn?t require a formal appraisal these days.

Call around, many banks are ecstatic to take over your loan at the newer low interest rate for free, and will adjust your loan duration at the same time if you so desire. A guy at work has had U.S. Bank do it for him several times, the latest one was a month ago.

A few years ago, when I last had my rate adjusted my lender wanted me to pay for a refinance. I told them U.S. Bank would take over the loan and do it for free. Suddenly it was completely possible, and easy, to adjust my interest rate without going through a refinance.

Forgot to add that my appraisal appointment was made within the first week of me beginning the process, appraiser contacted me 4 days later to set a day/time. He showed up 2 days later, nice guy as well, did a very thorough job and I was happy with all aspects of it.
