Anyone had vinyl siding installed recently? Trying to get a ballpark estimate for the cost for a 1200sq ft 1 story house. From what I've read on generic info sites, probably $12,000 to $20,000 is a likely range.

Same question for concrete remove/replace for a two car driveway, around 25 feet long.

I'd like to put steel on my house but afraid I will have a coronary if I ask how much to cover a 2200 sq 2-story colonial with a 1/2 brick front.

After the nightmare of hail storms hits 3x the last 11 years, I am finally rid of vinyl siding on my house. After seeing how many holes quarter sized hail created in the siding, I replaced all of mine with cement board as all the other houses in the neighborhood that had cement board did not suffer siding damage even with 2" diameter hail. Cement board has it's pros and cons, but I will never have a house with vinyl again. house is also a lot quieter and more airtight as somehow the builder managed to get away without putting up tyvek barrier sheeting even though it was required code at the time of construction in 1998. Insurance company loves me as they have paid out over 211K in repairs on 3 hailstorm claims

Your estimate for 1 story 1200 ft house seems pretty high, total siding for me was roughly 27K installed on a very tall one story 1900 sq ft house with 12/4 pitch roof, but that was pre covid. House looks way better with the James hardy siding than the vinyl

Hardie siding is a far better product.

You can also get it factory painted and skip painting for a decade or more.

Everything is ridiculously expensive to have done...

Got a quote 2 years ago for Hardie on my house, new gutters, etc... $27k

Same quote 4 months ago? $33k

I'm residing my house myself next spring, and adding 2" of poly-iso insulation. Going with an LP smartside 4x8 sheet product to make it "quick and easy". Materials are less than $6k. Quoted Hardie Plank siding for myself, materials would jump to ~$8k.

Stupid 70's construction with almost no insulation...

Outside current pricing. We had steel siding on the CO home. The only time we had to do anything with it was. When the tornado decided to take 1/4 of the siding away with it. Keep it clean, as possible in co. And you'll never have to do any painting, etc, ever.

Any particular siding vendors recommended? Ours is turning to shit too.

I put concrete siding on our house 8 years ago. With that and the metal roof, it helps a lot with wildland fire insurance. Materials were around $3800. A siding nail gun was a huge help. Build a quick jig to line thing up easy and go. Two people are needed to make the job go 3 times as fast. It was very difficult trying to hold 12"x20' sticks by myself.

If you do hardie siding buy gecko guages. Diablo makes a good hardie specific blade for a skill saw.

A framing nailer will work if you have a half decent air regulator on it. You dont have to buy a siding gun.

Thanks all for the info.

Not actually looking to do the work, or even have it done right now... thinking of selling and an offer came in trying to low-ball me by stating house would need $40,000 in siding cost and $20,000 in concrete costs to bring it up to comps.

You didnt give enough information to give you numbers

To do rough estimate you need sf of the siding less any large openings x $8 + $375 for disposal

Concrete rough estimate is $9 an sf plus 1200 disposal.

The driveway will probably be $15-20k. Trades are ridiculous right now. I'm writing change orders for price increases every month for plumbing and mechanical equipment that hasn't been released because submittals aren't approved.

It's absurd the number of items I have ordered that are sitting on cargo ships off California right now.

Everything is a mess right now.

Can the concrete be leveled and repaired? If so it?s much more cheaper to fix what you have than remove and replace.
