Moving back to CO. We are planning on relocating to Colorado Springs. We had previously lived in the mountains before moving out-of-state.

I have not kept up with what?s going on in state. Anything at the local or state level that anyone wants to share?

Looking forward to the four seasons and the outdoors again. Not so much the gun control crap, though.

I suppose I better make my gun purchases on my wishlist, before we move back.

Colorado Springs is still somewhat of an oasis of sanity sandwiched between the madness of Denver and Pueblo. It feels at times like we're in a panini press but it's still better than most places in the country, all things considered. I do miss Mayor Bob.

We bought our house in western Arvada in 2002 for $240K. It actually lost value for bit, and we thought we did pretty good to sell it for $275K in 2013. I just Zillowed it and it indicates an estimate of $573K.

Our current house appraised for $425K in 2013 before a remodel. Its current estimate is just stupid.

2022 is forecast to be even worse (for buyers) and a stronger sellers market in the largest 10 or so Colorado Cities.

Lots of encouraging responses so far. However, I'm kind of with all the others. What would bring you back to CO while many here and others are trying to get out or have left.
53yr native here and don't even recognize the state anymore. I'd pack up my shit and take my family with me except I own a successful business that I can't abandon.

a guy that has been gone from around these parts for more than a year very well may not recognize the place when he comes back. Every where I look I am just flabbergasted at the rate of growth. Houses can't be built fast enough. Road congestion getting worse by the day, it seems.

I can’t even bring myself to go back to Colorado to visit much less entertain the idea of moving back.
If I found myself living back there I would assume I had lost in the game of life.
BTW.. I loved CO for most of my life, but now…..nope.

We lived in Castle Pines about two year ago before we left for work again. (Company likes to move us around). Went back for thanksgiving to visit and was absolutely shocked at how much change had taken place in that ?short? time. If not required to go back I?d look elsewhere with similar features of what is drawing you back.

Dear lord man. You live in AZ (albeit, Nogales which is RIGHT ON the border, but daaaamn).

If it were me I'd consider just moving a bit further north (a little north of Tucson at least) and call it good.

If there were a way for me to move out of CO and bring my kids/their families with us I'd be doing it. While not a native of CO, I've been coming here regularly since I was a small child and except for a 2.5 year incarceration (military assignment from early '03-mid '05 in Massachusetts) I have lived here since 1995. This is no where near the state that I fell in love with in my childhood.

I moved here in 1982. Much of Woodmen Rd. was still dirt. "Civilization" ended at Dublin on the north side. There was a lot of "nothing" on I-25 between Castle Rock and Arapahoe Rd. in South Denver ... and again between Castle Rock and the North Academy interchange.

When Powers Blvd. was built in COS I wondered, "Why are they making a divided road in the middle of nowhere??!!!"

And then there's how much the political climate has shifted to the Left....

FYI: North and North central AZ have 4 seasons, and snow. As well as (for now) a lot and i mean a lot less, liberal crap like CO. Lots of open carry (not my preference) and no swat teams rolling up on them.

Unless it's an absolute necessity. WHY? We left 3 yrs ago, i went back in sept to say hi to a lot of forum members, and other friends. Had i not have committed to being in CO. I would have turned around in trinadad, when i saw gas prices close to $4. per gallon.

Having left Windsor. In 3 years they have packed more people in a sq. mile then we have in our current town. I joked when saying. I don't want to say CO is booming. BUT in 5 days, i saw 5 houses completed.


If you like traffic, traffic, a lot of restrictions on your rights and freedoms. Not to mention houses in the mid $500k in a somewhat decent neighborhood. By all means. Enjoy CO. IF not and family isn't the reason for moving. Look elsewhere.

Thanks for the feedback. This is a family related move. All-and-all, CS area north and NW of the downtown and the the AF Academy is about the only place I would live. I am retired AF. I realize the state has changed and the liberal politics is a sour note for me. Accordingly CS is still conservative in it?s politics for now.

That's the nicer areas (we lived in Pleasant Valley, right next to Rock Ledge Ranch ... that's still a nice area but my God are prices starting to climb), if we stayed we'd probably have moved up either into Ute Pass or Woodand Park (we really liked Cascade/Green Mountain Falls).

The Springs is still conservative-ish, but I figure 2-3 election cycles and that won't be the case.

ETA: Stay away from Gold Hill Mesa ... the entire neighborhood is built on a landfill that was built on abandoned mines and the entire neighborhood is sinking. I expect class action law suits against the builders any time now (assuming they're not already happening). This is due west of Downtown so probably not the area you were looking in (although Skyway and Broadmoor are not bad areas).

Thanks for information. This is what I was looking for. I am researching, but always helpful to get eyes on the ground information. I?ll check out the other areas you mentioned. We use to see our physician in Woodland Park so familiar with that area. Thanks again!

The build-up of previously "undesirable" areas has been huge- under high tension lines, reclaimed industrial areas, odd shaped properties with difficult access. All of them now "available" at full market price.

Any chance you'd consider Canon City? Close enough drive to COS, awesome private range there (Royal Gorge Gun Club) and it's more conservative than COS.

Banning-Lewis Ranch (East of Powers on Woodmen) just voted to be annexed by the City. It's a nice development and -- along with higher taxes -- the homeowners get City services now.

Be very sure you know about water sources. Flying Horse North, in Black Forest, west of Black Forest Rd. and south of Shupe, is already running into issues. It seems the developer thought the area would be annexed. But it isn't contiguous with any part of the City. Water (as usual) will be a big problem. And FHN is just one example....

As mentioned above, investigate the water resources.
Well water in the area has had problems with pollution from fire-fighting chemicals and decreasing aquifers.
Increasing population and climate change (Not getting political, but the weather has changed) will increase restrictions.
I am sure you are aware of these problems as they were happening 2 years ago.
Not a native, but I have been in Colorado since I moved here in 1959, have seen many changes, and I still choose to live here.
