Got my card in the mail today. Says my value went up 60 percent. I'm assuming my taxes are going to go up about the same. Is the government so out of it that they are going to let this shit happen. For many, myself included, this is going to hurt. I know I can appeal, but i've never heard that really be worth the trouble.

Yup, another Arapahoe resident here at 35%, unfuckingbelieveable!!! I'm 66, going to leave my long term employer next year, already getting the "senior" discount of 10% for this year and there was still a shortage in my escrow account, this will suck on my estimated fixed income. What the hell world are they living in?? Housing prices are dropping. There's an identical house to mine for sale at under market value two properties away from me (owner has to move due to medical conditions) that has been sitting for sale for almost a month, no offers.
I like the comment about the the repeal of the limit in 2020. Texas has an annual cap. Its even more maddening when the waste has been so off the charts in the last couple years. My kids school re-did all the classrooms, gave out "decorating" money to teachers to add their own style. The school has only been open 11 years.

I was utterly confused by how many taxes got approved by voters last go round. In the 15 years I've lived here, property taxes have tripled.
Do some homework. Find 4 properties similar to yours, with recent sales less than what your increase is. It's called comps and, if provable, can reduce your tax bill.
Mine is an eclectic property. Every year my X emails me with a tax increase. The comps are totally out of whack. I tell her to call the Co assessor to prove her valuation with like comps. Tax bill is always reduced.

We were warned at the time of the election that there would be unintended consequences if we eliminated the cap on increases.
The Colorado Legislature was aware of the increases coming during the entire 2023 Session, but could not even talk to each other, much less be proactive to prevent this increase.
The assessments were made in June, 2022, at the height of the real estate pricing.
Protests are the way to go, but the Assessors are stuck with the comps from June, 2022, and they can not factor in foreclosures as was proved during the last recession.
We do not learn from history, so we are bound to repeat it.
I read the news article and am trying to wrap my head around it..... The Tax increase is going to be in the 30% - 50% range and then an Emergency Fund was setup (Using our Tax dollars) to offset less than 10% of that increase for the few people to scramble for assistance. WTF!!! If they know this increase is going to create a scenario where people can't afford to pay it and are forward thinking enough to setup an Emergency Fund to help some people, then why even do the insane increase in the first place?
The other thing I don't get is how the counties property value assessments never go down in any tangible manner. I have lived in the same house since 2000 in Parker and have only seen significant valuation increases and very few reductions and that was even through the 2008 housing bubble burst that dramatically reduced everyone's home value. This county property valuation situation has always been biased in their favor but this is insane.

I disagree. The valuation may decrease. For instance in a prolonged recession. The counties are required to reassess every odd numbered year.
At which point, the tax rate will increase.

Michael Fields with Advance Colorado Institute is supposed to be working on a ballot measure that would cap property tax increases at 3% and even a democrat, Sen. Chris Hansen, is working on getting a bill through before the end of the session next week that would also put some kind of cap though I haven't heard the details.

Cops don’t make money for a city unless they are running a Morrison style traffic violation racket. Going after the guy that stole $800 in tools from you is yet another huge expense for the city. They have to pay the cop, the people working at the city jail, every person that works in the court system, the DAs and lawyers, the guys that work at the prisons all on top of the cost associated with maintaining that system down to paying the electric bills.
There is no money in chasing after people for any crime at all really. It has nothing to do with drugs coming across the border.

The financial situation is getting pretty wild in this country.
Banks are failing, but it's not being talked about.
Inflation is out of control, but it's only being talked about in the form of lies that say it's a fraction of reality.
Taxes are continuing to rise, as the tax base shrinks with more and more relying on the .gov tit.
Despite the fact that the people crying (en masse, likely not members here) voted this tax increase on themselves, this is just another example of unsustainable .gov expansion (at every level) that has doomed this country to a financial collapse.
Thank all the progressives who have moved here and the natives who fall in lock-step with them on voting.
And anyone else who voted to repeal the Gallagher Amendment when it went on the ballot. If you believed the "fund first responders, schools and teachers without raising taxes" line . . . you got what you deserved.

Yeah but when a municipality is hurting for money in the first place the idea of having to spend less money on hiring additional cops, the court system and jails sounds pretty good. It's best to just let the guy go that's committing petty crimes and play it off as some sort of social justice movement. It's a win win for the city and criminals, a lose lose for the citizens.

Since someone mentioned it, Pueblo is building a new jail. I live in Pueblo West and since I moved here in 2007, we have a new fire station, ER, hospital and overpass for US 50. US 50 has expanded from 4 lanes to 6 from Pueblo to Pueblo West. All of this is within 3 miles of my house. I'm sure this is all paid with our real estate taxes. Crime has grown significantly too, with 2 active shooters within 1 mile of my house.
Mine went up a crazy amount. They call it protests instead of call them out for wasting money on sanctuary cities and state. But it means the same.
If the government can just print all the money they want. Why are we paying taxes?
We need to fight this. I think they are trying to cover a over reach that they are not letting out yet?

Taxes are cheap here. And we're old enough to get the geezer exemption and we get a farm exemption...so our property value and property taxes are pretty much fixed. Our property is split into two parcels. A 12 acre parcel that has the house, barn and other outbuildings. That one is about $590 per year. A 7 acre parcel that is just oak, pecan and cedar trees. The smaller parcel is a whopping $4 per year...less than .50 cents per acre.
Insurance, on the other hand, is NOT cheap. I think it's more than what I was paying even in Colorado. But, it only costs me $5 per vehicle to register them for the year. So it's a mix of good news/bad news.
I need to check on the geezer tax. My dad lives here and he is pretty old. I think he went to high-school with Jesus's mom.

Start with the assessor?s office. I filed last year in Arapahoe, I met the age and length of home ownership of the same property. It was a single page I filled out and sent in. A month later I received notice I was approved starting this calendar year.

My assessment increased by 32 percent in Jeffco, but the tax mil levy is marked TBD, so the dollar amount is not available yet.
I believe the mil levy has to be set in November, and then you know what the tax increase is.

My mother's property tax went from $42 to $91. She has a senior discount on her land that is ag land. I contested it and said the house needs to be torn down since no one has lived there in 6 years and the bears destroyed the house. We will see if they reassess the value. Maybe I will tear the house down so they can't argue.

Interesting experience with your insurance.
With the Marshall Fire, costs to insure to actual replacement value have gone up on our home policy.
We still have an older classic policy that provides full replacement on the roof due to hail - been done 3 times in the 19 years since new. New policies make you depreciate the roof.
And, we have to insure everything to certain minimums if we want an umbrella for liability - I see that as a necessity in today's litigious world, where every incident appears as a winning lottery ticket to the other person.
We just went through a total review and got the premium reduced some what from the 27 percent increase they originally billed.
I take advantage of all the discounts I can get and learned that there is now a discount if you have a COSTCO account.
That discount more than paid for the membership.
Wife and I discovered that we had 3 separate insurance policies on our 4 vehicles with Farmers. Well, we didn't discover it, Farmers did and brought it to our attention. So come to find out with each policy we were getting charged 3 times over for the uninsured motorist coverage. With each vehicle purchased we were issued a new policy, until our most recent purchase, it was added to one of the existing policies. By consolidating those 3 policies into one, it saved us a bunch. But we also increased our deductible on the home insurance which allowed us to add the umbrella coverage without raising our rates. We made a few other changes as well, but all in all, we got our insurance premiums lowered significantly.
I highly recommend everyone make an appointment with their insurance company to go over the fine details. We should've done it sooner, would've saved us some money for sure over the years.

My boss, who has a million dollar home, is a bit concerned about the new taxes.

I just had a 20 minute phone appointment with an assessor in the Arapahoe County Assessor's office. Last night I took 16 photos of my house, in and out, and with the help of a realtor friend I provided 7 comps from the period of July 2020-June 2021. I emailed her all of those, she seemed confident that considering the lack of features/upgrades of my home compared to the others an adjustment would occur. It was a very easy process so if any of you haven't protested yours yet I'd recommend it. Good luck.

Did. Dropped it off yesterday and the wife made them stamp our copy as received.
Realtor pulled 6 comps for us in the right date range with commensurate sqft, build dates, etc. Our protest was $160K less than their valuation. BUT, if they did not have several errors on our property, the protest would have maybe only been about half that. We'll see what happens. But having 177 sqft less living space than is recorded, and 1 less BR and 1 less fireplace, I felt like we have a good chance. Got most of the neighbors to file a protest as well.
I'd say your chances are very good of getting a correction. A co-worker protested her property tax adjustments the last two years and got adjustments both times. Her main issue is that her house is one of the oldest and smallest in her neighborhood now, with most of the new builts being much larger than hers. Finding comps was the hardest part, but she still got adjustments.
FWIW, JeffCo basically split the difference with us. Lowered the appraisal $86K.
I claimed a value 79K less than DougCo claimed, offered comps and justification.
DougCo reduced mine $19,680 so they still stabbed me for a $60K actual value increase.
