I think it's the tank. the unit is about 12 yrs or so (lucky to have made it this far IMHO)

They are pretty easy to replace. If you wanna try it on your own.

Applewood Plumbing and Heating I believe goes to downtown.
They did good work for me when I lived in Golden, very fair
Ok, water heater update:
Get the most efficient one you can.
Tell the plumber you want an extra anode.
It costs about $50 and doubles the warranty.
worth every penny.
oh, and you should shut off the water leading to it because when they go, they go fast, and can do major damage.

+1 if it is electric, I would hire a pro for gas.

Do it your self and use the money you save to buy ammo or another firearm. It's easy. Even if you have direct soldered lines it is still easy.
personally, I won't screw around with gas lines inside the house. way too much risk for the reward.
Had mine replaced a few years ago, dont remember who did it though sorry.
I would do this in a heartbeat if I had access to all my tools..(which so happen to be in storage).
seeing how I don't own this place and I'm not financing this operation, we're having it done by contractors.. the new heater has been purchased and contracters will be doing the job on monday.
thanks for your input.

Well since you are not paying, sure let some one else do it.
Gas lines are easy. I added two lines in my house to go outside to feed my natural gas Weber grill. [approve] One up on the deck for the winter and one down on the patio for the summer. Installed a T just before my oven and another just before the fireplace. Just sprayed all the connections with soapy water to check for leaks. [poke]
