My neighbor is bitching cuz my fence, which his kids climb over and lean on to get balls out of my yard when I am not home, is sagging. He just happens to have a buddy who will repair it for 400 dollars.

I don't know fences, dont know if this is a good deal, and quite honestly even if it was the fact he keeps leaning over my fence to talk to me about it when I am doing something else makes me want to put it off. But from looking at it it seams that the posts are not dug in deep enough and causing the fence to not be able to support his kids and the weight of the fence at the same time.

Hard job? Good price for someone else doing it?

Either way he should be picking up half the tab. I'd get another quote from one of our guys here (plenty folks looking for work right now) and go from there.

his kids damage you fence and wants you to pay for it. i suggest as others did a 50/50 split. OR install the next fence with sharp pickets.

This is the worst part of it. The other part does not sag as much or as far along the length of the fence. There are two main parts and the middle part between them is at a bit of an angle.

One of the things he said was that it was due to the previous owner just putting up the boards that you see. The weight of them pulled the fence down. I find it hard to wrap my mind around that one. But someone with better knowledge would have to educate me on that. The way I see it it would only happen that way with some pressure to start the tilting, or if the fence was already tilted.

His buddy's price seems pretty high to me. Honestly, I'd see how he felt about writing you a check for $200 if you fixed it yourself.

Thats the thing. I don't know fences but I do know scams. When someone says "Oh yay my buddy is giving you a good price, you know it would be like twice that if you went a big company they charge like 30 dollars a ft. To fix this they would charge you like 1000 dollars. You know I would even be willing to buy the concrete for it for you man." Um...

Then they go back to speaking Spanish to each other, which I do not speak. I smell fishing for dumb gringo.

awesome guy(s) they'll fix it up cheap and quick. They did mine when the illegals ran it down, they did another neighbors when the kids ran a car through it.

He's the one that helped the old man in wheatridge where the illegals took his trailer and he shot one of them.

I worked for a fence company about 10yrs ago. looks like you have some broken posts. how are the 2x4's hung?(are the pickets nailed to the 2in face or the 4in face of the 2x4) and how many 2x4s are there per section?(2 or 3)

I would just replace the broken post, you will have to take down the sections of fence and dig up the old post and concrete. its kind of bitch but its cheaper than replacing the whole section of fence. If I remember right 6ft cedar fence is about 16-18$ per foot, to have installed not just the cost of materials.

oh and when you replace the post, i would use metal post unless the get hit by a car you will never replace them again.

If you would in the springs I would just come over and take a look at it for ya.

if hes willing to by the proper material and hardware for the3 fence 400 is not a bad price, i do fences and charge 6.oo a sqft just for the install and 12 if i buy materials. either way he should foot half the bill since he will gain from the look of the new fence aswell. if you want to do it your self i will give you a hand for free. i have the compressor and nail guns needed. its really simple. im sure a few other members wouldny mind helping out either for some cold sodas lol

Ownership of the actual fence dictates who is responsible for repairs unless a second party has caused damage to it.
Typically the side the post's are on is the ownership side. At least that is the way it was explained to me.

thats how ive always done it, the pretty side is always facing out of the owners side as common courtesy.

I always asked before we started framing and hanging. 9 out of 10 want the post facing there property but theres always 1. Most of the fence repairs i did, people would split the cost if the fence was on the property line. Is that an easment betweem the fences?

I also put it 1 - 2" inside the property line on the side that my neighbors would share (neighbor to the back didn't want a fence - until a year later when I already put in the back portion), and I had no neighbor to my side when I build the fence. I had to pony up the dough for the entire fence - but I put it in myself and I can guarantee the house is falling down before the posts do (long story here).

Of course, my fence pickets need to be replaced and I'll have to sneak onto my neighbors property when they are all gone to remove the pickets and install new ones.

Fences are costly and you can typically estimate double material cost minimum if someone else does the work.

Sounds like I hung mine properly to reduce the claim of "my fence"/"your fence" without getting someone out to survey the property line.

Old school rule, on the line you split the cost on one side or the other it's whomever side it's on fits the bill.

looks like you have some broken posts.

From the pictures, it looks like you either have some broken posts, posts that are not set deep enough and are leaning over because of someone/something pushing on the fence, or the fence posts could have settled because the soil wasn't compacted well enough prior to the fence being installed (seen a lot with fences that are put in during or shortly after new home construction) - those all assume that the posts were set in concrete and didn't just have the dirt tamped around them when they were put in. Whether the $400 is a good deal or not depends on if the posts need to be dug out and replaced, or if he is just digging around the concrete the posts are set in enough to straighten them and then filling the void with dirt or concrete. Without someone coming out and looking at it, it's hard to say if it's a good deal - it all depends on the scope of the work that needs to be done.

The reason I brought up the ownership issue and which side the posts are on- the pic you posted shows no posts.
If you follow the industry standard of "owner is posted" side and his kids are tearing up the fence you don't owe him a dime.
