So I filed my claim and got my $$$, now it's time to get the new roof.
Who have you guys used in the past with good results ?
I'd prefer a Class IV type roof to protect against hail damage and lower my premiums a bit.
I've got quotes from:
A1 Roofing
Wilcox Roofing
Interstate Roofing

Emailed my wife... she works for a roofer... seems like a good guy - although I have never met him... my wife is a good judge of character... hey - she married me!

I used C&C roofing this last year and they did a nice job and did it for the amount that the insurance co paid so I did have to pay anything. I had a $1,000 deductible

I have a friend who owns a roofing company. He usually deals directly with the insurance company, so it's $0.00 out of pocket for the homeowner. Give him a call and see what he can do, really nice guy, prompt, respectable. His name is Jed Brown, make sure to tell him Alex referred you. Go with a metal roof. If you want the best of the best and dont want to replace it again.
Or if you want shingles, go Dimensional/Arcitectual. I was a Roofer for 6 years, in Florida. Metal is the way to go and you can get it in color, I recommend the Standard Galvanized though as its economic and keeps the house cooler.
Our company put down 1x2" "Baton" strips straight to the deck first, then screwed the panels to that, it keeps a pocket of air between the roof and the panels= Cooler attic temps = Lower electric bill in the summer.

Make sure that they give you a copy of their proof of insurance on an accord form. Then, instead of just glancing at it and tucking it into your pocket, make sure you call the insurance agency listed on there and ask if they are actually insured to do roofing. There are a LOT of shady roofers out there. Even though they may have current insurance, it may not be for ROOFING.
I do all the cabinet work for a local builder who also does a lot of roofing. Known him for 10 years. He's a stand up guy. Did my roof last summer and it's perfect. Whatever you do, go with someone local. Lots of folks up here used companies that just blew into town after the hailstorm last summer, and they're screwed if they have a problem.

Sorry I didn't reply sooner as we just got back from a road trip out of state.
Call Dan at Chateau Roofing and tell him Jeremy from Loveland sent ya. They are based out of Denver and do a LOT of work in Colorado Springs (a lot more than here in the Fort Collins area) and do some fantastic work. We just had to have our roof replaced (amongst other things) due to hail damage and they finished it last week. Dan is a great dude and someone I'm happy to refer to others as I trust he will take good care of them. He called my insurance company on our behalf and he will even show up when the adjuster arrives to make sure they don't miss anything. He even managed to help one of my buddies (same neighborhood) get even more money AFTER their insurance adjuster had already been out. They even subtract your deductible so you don't have to pay a dime. On top of that he was able to get the actual cash value of the claim (this is the amount generally withheld when you get your check) from the insurance company and cut us a check on the spot for the entire amount even though it may be months before they get all the funds released from the insurance company. So, in our case, we got a $11k check from Farmer's Ins the day of the adjustment. There was about $2,500 withheld for depreciation. He took the amount of the roof replacement by the adjuster and subtracted our deductible (which covered to the deductible the insurance company withheld) and did the job for that amount. It's confusing but we signed the $11k check over to them and in turn we got a check back for over $5k on the spot AND a brand new roof which is much better than the roof that was on there when the house was built new 6yrs or so ago. It's kind of confusing to try to explain on a forum but Dan does a great job of explaining it all in person and I'm the kind of person that has endless questions especially when something sounds too good to be true such as this. I'm not sure if Dan goes down to Colorado Springs but I know the company does. You have to do lots of research and be careful because there are a LOT of companies *cough*Jasper*cough* that are looking to take advantage of people's lack of knowledge or research in a time of crisis. The more people you talk to the better off you will be in the long run. Just call or email Dan and tell him Jeremy from Loveland sent you & you want the same deal I got and he'll take good are of you.

I just had a class IV installed along with new gutters, downspouts, screens and painting. They also combed out the AC condenser. Very happy with their work. They were recommended by Farmers as a prefered vendor.

WillysWagon - Let me know whoyou choose and how your experience goes. You know how close I live and I have my same roof from when my house was built in '95.
I filed a claim in '05 but had issues with my insurance company and never got the roof replaced.
If there is an insurance agent on the site (particularly if you are in the Springs) that might provide some advice for how I need to deal with my insurance company, I'd certainly appreciate it (this situation is a long twisted tail that needs voice-to-voice conversation to explain properly).
DOI complaint. DOI stands for Department of Insurance. They are the government agency that deals with insurance companies. Insurance companies are required to address DOI complaints. If they don't, the DOI can shut down the company. No company is going to ignore a DOI complaint at the risk of having their operations shut down in an entire state. A DOI complaint is very easy to do and the directions can be found online. It is serious and actually effective, unlike complaining to the BBB.

C&C fixed our roof too, did a good job. Their saleschickie was pretty hot, it would have been worth paying the deductible to see her up on the roof swinging a hammer for a while though.
Ok, I will tell you to do this as I did on my inlaws garage. Tear it down to the wood, put construction foam on it everywhere you would shingle it, then rhino line it in white (or whatever other color you would want, went with white to keep it cool). Then, consider yourself done forever. It has been two years and that roof is perfect still. It is also a lot more quiet than a tin roof and doesn't heat up. [Beer] I'm tellin ya, everyone thinks I'm on crack when I tell them that, but that is what everyone says about new ideas right?

I got my paperwork today and have to say I am not exactly sure how to interpret it. The summary looks like this.
Replacement cost value 8,208
Less depreciation 2,181
Actual cash value 6,237
Less deductible 1,000
Total recoverable depreciation 2,181
Net claim if depreciation is recovered 7,418
Can someone explain what it all means? There is a lot of little stuff in the cost.
From the breakout the roof itself is RCV 6,000
DEPR 1,529
ACV 4,471
Only had one quote so far and that was for 5,500
I always thought I was knowledgeable about such things but I need a little help on this one.
One more thing. I filed this claim because there was some damage but it IMO was not too bad. It was worse than I thought. My policy did not renew until the 31st of aug. I filed the claim on the 17th. One of the reasons why was because of the NEW wording of the policy.
Roof Actual Cash Value – HH 04 93
Under your current policy, roof losses due to hail/wind are settled at replacement cost unless selected otherwise.
Starting on your renewal date, if the roof on your home is more than 10 years old at time of loss, roof losses due
to hail/wind will be settled on an Actual Cash Value (depreciated) basis. Actual Cash Value takes into account
the fact that the roof has existed for several years before it was damaged and therefore has already suffered a
certain amount of wear and tear. Please see endorsement HH 04 93 within your renewal offer. In some cases
you will receive a discount on your renewal premium.
Am I to understand that there should be no depreciation on the roof amounts? My paper work shows depreciation but I was under the old policy that should be settled at actual cash value according to the notice above or are they trying to pull a fast one?
Usually, you get a check for the depreciated value right away. Sometimes they mail this to you but our ins (Farmers) wrote a check on the spot for the depreciated valuation. Once you have the work done, if it exceeds the amount of the depreciated value you can submit paperwork such as receipts proving you had the work done and they will release this additional funds to cover that amount of the work. This is where I was saying someone like Dan I referred you to earlier can help. He can explain this fully but in our case we got a check for $11k and there was another $5k or so in depreciated value. The short version of the story is Dan did our roof for the amount the ins company estimated less our deductible so we didn't pay a dime. On top of that he did all the footwork to get the additional $5k released to us and we even got a check on the spot... before our roof had even been started... for that amount. They're still waiting for our ins company to release those funds to them but we've already got our new roof and the $5k. It's confusing and there's a lot to it which is why you need a Dan to come explain it all thoroughly and explain how YOUR numbers all work and he's also the guy that will do the footwork for you. You wouldn't go to a restaurant and then cook all your food, serve it to yourself and then clean up the mess so why not take advantage of a contractor that wants to earn your business by doing all the work for you and explaining it all and answering all your questions too?
