View Full Version : Anyone on here sold your house on your own instead of with real estate agent?

I am thinking about selling my casa and kind of like the idea of not paying an agent $14,000 to do it for me. ...besides, more cash equals being able to buy more guns, right?!!
My area of Fort Collins is selling houses very crazy quickly and I know I'm not needing an agent to seek a buyer for me. They are already lined up to buy in my area.
The process of buying/selling a home seems to be kinda' overwhelming. ...but that's also because I have only used an agent to buy a home. Is the process really that overwhelming? Has anyone on here ever done it before to know how hard/consuming it might or might not be? Any feedback or advice is greatly appreciated!

I've sold real estate in El Paso and Teller counties for the last 9 years... maybe Ft. Collins is different.
FSBO's are kind of a joke around here.
For most folks, they are way in over their heads. Contracts, title, marketing, inspection process, disclosures, negotiations... don't even know what they don't know.You're also going to miss out on the biggest marketing tool of them all - MLS. Most websites feed off of that. I highly recommend you get a good agent (yes, there are a few crappy agents, and a whole ocean of mediocre agents).

^^ what zombie said.. plus dispute on inspection or contract deadlines can be real challenging if you don't have an agent and the buyer side has a good agent.

My agent sent a "Net Sheet" to me that shows:
[B]Commission Paid at Settlement $10,575.00
(the other $4267.86 of fees on the Net Sheet are of course for taxes, insurance, estimated misc. dues...)
...but is $10,575 worth my time to figure it out? that's the question I keep giving myself. I am the type that likes to dig in to figuring stuff like this out. I'm twisted on what to do!

FSBO's are kind of a joke around here.

That and most FSBO's don't pass on any of their savings in agent costs to the buyer. With no incentive for the buyer, they'll opt for agent homes every time.

Selling a house in it's simplest form requires 2 things;
1) They give you what you want ie. $$$$
2) You give them what they want, a properly executed Warranty Deed.
It's that simple. With that being said, there are plenty of things that can complicate the situation and the handling of those things is what makes a good Realtor worth the price.
Sold a house in WI in 92' by myself using only an attorney, time-consuming but it wasn't a difficult experience. That said, I currently have a house on the market right now here in CO and I'm using an agent without question.

Short answer, no. That being said, I became a lender because 11 years ago my very first mortgage application was declined. Being stubborn as I am, I read through the FHA guidelines and rules and pointed the mistakes to my lender and her underwriter. She approved the loan and hired me afterward. [Coffee] So you never know.. 99% chances doing it yourself will cost you more whether it's your time, headache, or $$.

I believe there is a FSBO website and a program in place that allows you to list your home on MLS and helps with all the stuff that might be tough. Do a search and I am sure you will find what I am talking about.

There are a couple of brokerage firms that may put it in the MLS. Dealing with brokers and people that do not know what they are doing may be frustrating.
Secure a title agent know and have the contract forms ready for when someone comes wants to make an offer.

A friend with family in real estate in CA once told me 90% of FSBO homes end up in some kind of legal proceedings after the sale is complete. FWIW

You can successfully sell your own home w/o an agent. But 90% of the people who do FSBO screw 'em up.
There are a lot of reasons why, but most of the people qualified to do a FSBO, don't.
I did in Massachusetts...but it was 2005 and the housing market was booming. I used a website called

I priced the home slightly below market to pass the broker savings to the buyer. As it turned out the buyer had a buyers broker who called and asked if I'd pay her 3% . I told her that my bottom dollar price was "X" and if she could get "X+3%" bring 'em over.
The home sold in 10 days... their realtor handled the process. They saved money, and I saved money...it was a win for everyone.
we bought that home in 1997 for $179K and in 2005 sold it for $450+ the realtor's 3% ... oh the good old days when houses appreciated in value
edit: I just checked zillow, and that home is now "valued" at $299K...so in 7 years if they go to sell, they've "lost" 150K
