View Full Version : Anyone know about Industrial Property Management??

So if I rented a shop in an Industrial Business Park/Complex/etc., not zoned residential, could I LIVE in that property I rent???? Even if my landlord of said property said I could.?

WAAAAYYYYYY to pissed right now to explain my question.

Just looking for some facts.

If I tried to explain it right now it might take up 2 pages and 4 hrs with my typing skills!

IN Commerce City, you cant. IN Englewood, Maybe.

I have a shower etc. in my current shop and have had guys stay there occasionally during race season and when we are thrashing, and apparently the people who rented the building before actually did live in the unit.

I believe out in Commerce City its against a city ordinance, not sure why.

I don't see why not. get yourself some bunk beds and say they are for "rest breaks", you run a 24 hour shift, or require a 5 minute call out for work.

fire code no. You don't meet egress requirements for starters. Zoning and insurance are also against you.

you can't have a stove or a shower, bedding or clothing are questionable.

However if you get a 24hr fitness membership for showers and a futon who's to say you do?

If asked, just say its occupied by 24 hour security. It would be kinda hard to argue with that. Or better yet, tell everybody to mind their own business...

Loud music is not covered in a Commercial area. Residential they squeak, commercial, depending on the time it goes to? The majority or recording studios are in commercial areas.

Ok, I'm so wired right now I might as well try to spell this out a bit.

I moved into my shop 3 yrs ago come OCT. 1st. Industrial complex, sculpture shops, diesel mechs, hot rod shops, machinists, etc.

1.5yrs ago some libtard music recorders moved in 3 doors down. Yes, to record music in loud, noisy, industrial park. Since then they have been a thorn in everyone's butt, including mine.

They live there. Bottom line.

They come down and ask me to turn off my equipment because they are "picking up a low frequency." Not my problem. You are in an industrial park with industrial crap going on and trying to record gay hippie crap. Not my problem!

I have purposely when in at 4am and fired up my powerhammer, and they have come down, in their pajamas and asked me to stop. I am working. Annnd then had a noise complaint called in.

The list goes on and on.

So tonight they broke the camels back. Had a client come up, great client, restoring some pretty rare sheetmetal for him. He has a decklid in the truck. "come look at this and tell me what you think" he says. We walk out, beer in hand, and look. Dillholes drive up and gawk. 20 mins later, CO sheriff outside running plates. Drives by 2 more times. Whatever. We drink an 18 pack between the 4 of us in a 2 hr time period. Big deal. Client leaves. As soon as he pulls out on the main road, county pulls out. He gets lite up. All is good. But, in the mean time, Dillholes roll up with another sheriff. By then I know what is going on. They called us in.

I have to call the sheriffs dpt, have the sheriff come down and talk to us, clear us and good to go. Clarifies Someone called us in. We were outside for 5 mins. Only ones to see us were them. And I know atleast 3 of us had our beer in a koozie. Its nothing out of the norm around our complex.

Bottom line, they fucked with me and my livelihood, and they fucked with my client. He got a roadside, pissed away 1/2 hr. of his life, got cleared, thank god.

Why, cause some dickwagon wanted to be a jack off, and doesn't like me.

So, is it revenge? You bet your ass it is. Im over it and this crap has been going on long enough.

If they are living there illegally, I wanna know what the regulations are for that. Cause I can't say anything. I can't knock his ass out. I can only stoop to their level. I'm not a stooper, but I can only take so much for so long.

Call me an asshole, call me low, whatever. This has been over a yr of stuff like this. Now they are affecting my business relationships.

Those a-holes want to live in an industrial park and then bitch when somebody makes some noise? They want you to stop what you're doing so they can record? And then they start screwing with you and your clients?

fire martial or code enforcement would kick them out. what they're doing is illegal. catching them is hard unless they admit to it to the official.

happened to the guy next door to me who pissed off a sub contractor.

find out what ruins there recording gear and run it full time.

Yup, sounds like you hours should flip flop. Sleep all day, power hammer all night. Call the local building inspector and ask them. You may be able to assist an investigation with a log and photographic evidence.

Well, a simple call in to the sheriffs department, then to codes enforcement would start the ball rolling. Just say you want to remain anonymous but you have been coming in at all hours trying to get work done, and have noticed that they are always there and think they are living in the unit full time. The Sheriffs department may not really care, but then again if its breaking a city/county ordinance they will get involved.

Have you spoken to the property manager? If not, you should. Just ask them if they know whats going on. That you and others- and yeah, pull in your buddies from the complex- have noticed these asshats are living in the unit and have been harassing you and others with calls to the sheriff etc. and your trying to be a good guy here, but its time to call in codes enforcement etc. Even if they are kinda OK with the guys living there now, if they are professional about it the last thing they want is a lot of attention from the county officials.

My current neighbor is an exotic bird shop, in an industrial building in an industrial area. He is forever complaining about the sounds, chemical smells, etc. coming from my shop. Because yeah, I start loud ass race cars at all hours and we use stuff like brake clean, laquer thinner, etc. almost daily. In fact he called me into codes, who came out and looked around, then politely informed the neighbor that I wasnt doing anything out of code, and maybe he should realize he is in an industrial building.

Good luck, getting rid of hippies is a tough thing.
