SO I was fairly content in my current shop building with only a couple of issues- the parking sucked and the office was just so big I never used it, which cut into the amount of available shop space. That has changed...

First some history- I was in a 4000+sqft building out in Commerce City. When our lease was up for renewal we told the owner that the market had changed and we would only stay if the rent was reduced from $2450/month to $2000/month. They told us they just couldnt do that, that it just didnt make sense to take less rent. SO we moved out. The building is AFAIK still empty, 2 years later.

We moved into the current building, and like I said we have been fairly happy. Now the owner has not been that great- they have repeatedly told us that they think they can get more per month than we pay, and a few times they have actually said they want us out. Once, when we were 10 days late on the rent (because I was out of town or some such) they threatened to change the locks. I personally never really paid much attention, just sent them the check and went on with my day. They did some other crap too, like turning off the power when there was some confusion over the power bill, threatening to call the EPA on us when our neighbor complained we were painting in the building- which was hilarious since its an industrial building and not any violation- and they called the codes department out for the same thing, who told them that we were in compliance. So irritating but stuff that happens.

However, we got a letter from them about a week ago basically saying they were going to raise the rent Jan 1, and no new lease, just month to month, and we can like it or move out blah blah blah... Their agent, who is a cool guy, thinks the whole thing is laughable. Here they have a tenant in the building who pays their rent and takes decent care of the place, and they are pushing us out. We pretty much think they believe they will be able to rent the building for more, which they have told us all along. Cool by me, Im outta here- will not shock me at all if the building sits empty for months in this market.

SO we should have the deal done on the new building tomorrow or by the first of the week at the latest. Almost double the usable space, a nicer newer building, and of course, lacking crazy owners. The new space will allow us a lot more flexibility. I will always have the dyno setup and ready to run which beats the hell out of setting it up every time I want to use it, and have a dedicated fabrication and setup area. The space is large enough that I can bring in a shop mate to help lower my overhead and not impact my operations much at all. And best of all, no wasted office or other space!

Negotiations may have failed, but it sure sounds like you won! Congrats!

It's weird to think of slum lords owning commercial space and not just residential, but that appears to be what you are dealing with. I wonder if they are investors that own both residential and commercial rentals, and are trying to apply the current residential rent craziness to the commercial world.

That's great news! Congrats!

We are in the shits in our complex as well. Not with our landlord, but with everyone else! People love to call the cops on us.

The more they call, the more I run the Yoder!

So can't wait to move!!!!

LOL someone people watch the news and like to think things are better then they actually are. Walk away and watch them not be able to rent it for years and then they will eventually sell way under market value to recoup their investment. Then buy it back.

I used to do a lot of work on EVO's, but I tend to do other stuff these days. Why ya ask? (And yeah, I know Tobz is in that area)

Yeap, wrecking sucks, especially when the guy who was driving is not paying what he owes to fix it.
