So I think I own more dirt than I was initially told based on my property legal description.
Anyone been down this road? The property I think I own is valuable so its worth a fight.
Contacted a surveyor today.

i have had to hire a surveyor 3 times in the last 6 years to define property lines. the first time, the neighbor had 5 1/2 acres of mine. the previous owner didnt know. but a half mile long boundry, where you are losing a slice that is around 100 feet at the widest to around 20 feet at the narrowest adds up. get it legal. a surveyor is a good start.

Absolutely the best move. Get a certified survey, and establish permanent markers on the property line (t-posts every 10 yards or so work well). Fighting with this on some mountain property I own right now.
I think i own the house next door. Not sure which though. This could get messy.

Id be happy to have a decent neighbor to the south. They tried to steal our dog 2 weeks ago. That didn't work so they called the cops on me for neglect/abuse. My cameras were down so their word against ours

I have a buddy who is in the Surveying world and he talked to an old cowboy that they had surveyed his land for. The guy had a genius idea- as soon as his legitimate property lines were established (neighbor issues as well) he put in a barbed wire fence. Had the local sheriff's department out on an almost monthly basis calling for the arrest of his neighbor for cutting his fence. Took them to court and pointed out in CO state law, still on the books, you can be hanged for cutting barbed wire fences that aren't yours. [Coffee]
The judge just filed a cease and desist order and made the defendant pay this guys legal fees plus trespassing fines.

Get a good survey and then talk to a good real estate lawyer. Because adverse possession doctrines are important to sort through, and have important deadlines.

Adverse possession is the word. You may have already lost the ground on spite of your only recent discovery. Also, after an adverse possession fiasco in CO a few years back the action to quiet title in the land will require a fair market payment. Get your surveys, take them to an attorney.

Just made an apt with him for next week. He was 1/3 the last guy in cost.
Even if i don't own their house I need a fence line anyways.
First house I bought had lot line issues. It was only a 2ish acre lot. A survey before purchase would have been the only way to address the neighbors 6-8 feet encroachment (including part of a paved driveway) inside my property. Long story short, I never addressed the issue. But I still hate that dickhead.
Get a survey or make sure the actual surveyed property lines are clearly identified before purchasing land. I learned from experience.
