house has been listed since 1/1/13 and it's been shown about 20 times in the last 11 days. Feedback has been great, and it's priced to sell at about 3% below the comps
So my question is.... and I'll use rough round numbers
If you know that you are the second offer, and you want the house, why would you offer $50,000 below asking price?....and then be surprised when I don't counter?
They knew what we paid, and saw the receipts for over $30K worth of work in the last 2 years, and still offered $20K less that what the bottom of the market cost was.
The first offer was a little lower than we were willing to take, but after a counter offer we're pretty close, and it looks like it'll sell
I THINK A LOT OF PEOPLE GO TO THE "BUY REAL ESTATE WITH NOTHING DOWN" SCHOOL. ABOUT ALL THEY TELL YOU IS GO MAKE LOW BALL OFFERS ON EVERY HOUSE UNTIL SOMEONE SAYS YES.

That's exactly what it is. I just went through the same thing selling my house. When I got offers like that I just flat said No and didn't even counter. Don't insult me like that.

Thats just the way some folks are. I don't know how many times I have to explain that it's no longer a buyer market in CO in the past 3 months. Congrats btw.

Great looking house. I would buy it but I don't do tv's in the bedroom. Bedrooms are for sleeping and lovin, not living in. Haha. We are actually looking just across 136th. That area is more in my price range for a first home. Good luck with the sale.

I can pull the TV's and patch the cable jacks.....and if the buyer is a gun guy, I'd leave the upstairs safe

well house didn't sell after all. We went all the way to our bottom, and he says he went all the way to his top. S00000 close!!! Just $2500 separates the 2 numbers.
I guess he'll continue to look, while I continue to wait for the spring buyers (maybe). Kids get out of school late May, so I can wait it out

I don't think you'll have issues selling in the next month or so. It's a sellers market, you live in a great location, it's a nice house w/ the right upgrades, your price/foot seems legit. Hang in there if you can. Be realistic w/ offers but don't give it away unless you have to. You're in a price point of educated buyers and they're not as plentiful as the buyers in the half the price of your house.
