Landlord lease question/opinion

BLUF:
Signed a one year lease. Lease was up last February. I “extended” 6 months by paying 6 months in advance. That additional 6 months is now up.
Landlord feels that he can come by and work on the house or show the house to sell without giving me prior notice. Lease states that landlord will provide written notice 24 hours in advance before coming in the house.
Even though the lease is up and I’m now “day to day” until either I move out to my new house or he sells it, is he still bound to abide by the lease terms and give me 24 hours notice? (really, I don't need 24 hours notice but with a dog in the house, i would like an hour or two so I can bring her over to my mom's while he shows the house....I don't want any "your happy go lucky golden retriever bit me" drama/bs)

I believe CO law states all leases automatically change to month to month once they expire and yes he still needs to abide by what is in the lease.

Unless there were different terms in the specific lease you signed, you're now month-to-month, and landlord needs to abide by it, including giving prior notice. If he wants to work on the property whenever he wants, he can just decline your next rent payment and get you out by the end of the month.

Look at what your lease says. If it is expired then it has converted to month to month automatically. Most leases these days say that within 30 days of the end of the lease(which is all the time if you are month to month) the landlord can enter and show the property with limited notice. Otherwise he would be required to give you 24 hours notice to enter the property.

thanks. I'm closing on my house today and move a week later. I'm just trying to figure how much of a #$%^&*(head I want to be. I'm inclined to just live with it this close to being out. It's just annoying and rude IMHO.

I would be annoying - no reason for him to come in without telling you. When my previous Landlord was selling the condo I'm in - I would get 2 hours notice from the Real Estate company and had the option to say NO if I had something going on.

Yeah what everyone else has said is true. Also, when you give your 30 days notice, do it in writing, so you have record of it and can get your deposit back in a timely manner.

Change the front locks and that will slow him down.

24 hr notice is required for non emergency entry.

You can change the locks.
