Off 38th GFL. Window and doow security gates, some sort of camera's, etc.
Ask the local PD for crime stats.

I wouldn't transition from Broomfield to Green Valley Ranch. Can you get into Stapleton at least?
North of GVR blvd ok. South of there no so ok. Trust me I'm in houses in that area all the time. Perhaps reunion104th and tower) would suit your fancy.
Sounds like you should have asked this question before you put a contract on the house.
As hard as people are trying to sell houses over there, I doubt they let you out of the contract easy. With that said it's probably best off to walk away and loose any earnest money you've invested at this point.
I do not sell in the city so i am unfamiliar with the market there at this time, but from my contractor days (in another life) I seem to recall that GVR had expansive soil issues. I could be way off base there so ask your agent.
Ya it's tough because the houses there are in our price range for now and the one I'm under contract with has been all updated.
If it is a good move for you, do it. Can rent it later, or sell it for a different one later. Just know what you are getting into with the area.
