Home appraisers have been on my shit-list for some time now. Ex-wife needed to re-fi to get home in her name prior to me moving from Idaho. My share of the equity was to be based on the appraisal. Douchebag fucking moron appraiser shows up, does his thing and submits appraisal.
We bought the house in 2015 and paid $330,000. Miraculously, that's what the home appraised for. We added a $40,000 shop. Real estate values appreciated on average 6% per year over the 5 and a half years we owned the house. We both expected the appraisal to come in around the $450 to $475 mark. Nope... $388,000. I appealed because it was bullshit. I was told I had no grounds for the appeal because the appraiser had not made any egregious misrepresentations as to the facts surrounding the actual house and property. He used comps as far as 100 miles away. He didn't use the comp that was 1/4 mile away on a home that was remarkably similar to ours that sold about 3 weeks before his appraisal on our home for $525,000.
The ex is listing the home this week for $625,000.
You'll never convince me that the system (the home appraisal system) isn't rigged.
ETA: It took 3 months just to get an appraiser to do the appraisal at the time. They sure scraped the bottom of the barrel to find the asshat that finally came out.
