Here it's a cross section of stick built, manufactured and single wides. Keeping in mind the area has seen growth in the last 5 years with those old single wides at one time being way off the grid. Shit piled up alongside and sometimes the back part of their acreage, yet no one cares. From the few we've met, i gather a serious issue is self correcting. OR they put large junipers around the place.
That's actually a bigger problem because all it takes is one HOA board member who's kid gets into a conflict with your kid or who is jealous that your wife is prettier than his or otherwise gets a bug up his ass and all of the sudden the "unnoticed violations" blow up in your face. "Selective enforcement" is a form of tyranny as it weaponizes the law at the enforcer's whims.
$148/quarter for us. We have no special assessments, some others do.
That also gets access to the rec centers at no cost. My oldest is there now working on his swimming before school starts. We used to go the gym several times a week before I had stuff in my basement. Much cheaper than a club.
I think they use some of that to maintain the trails and open space too, but I'm not sure how that works.
The same can happen with the sheriff/LE, a county commissioner, or some other wannabe dictator at any level of gov. And we all know LE can't enforce all the laws, all the time. Kind of like the code inspectors... Give them enough time and they can find violations all day long.
Watch your county go blue and everything can change.

But I'm struggling with understanding how Bob didn't know there were wild animals (coyotes?) in the area. Guess we need more coyote posts?
And I'm not sure how the chickens/owners are to blame.
I don't know Bob, but I bet he's the type that would be the first one to call the cops on you if you dropped the coyote with a suppressed .22 in your back yard.

Earth to Bob. You're in Colorado. The entire damned state is open space as far as wildlife is concerned, especially foxes and coyotes. If you're going to put a tasty snack out for them, expect them to sniff it out and go for it like a plate of unguarded brownies as a Weight Watchers convention or an unguarded six-pack of beer at a fraternity party.
