    Holy balls.. With 11K I could rebuild a good portion of my house. Those sound like the I dont wanna do it prices to me.

    That is the contractor's polite(ish) way of declining the job.
    They either don't have the time or don't have the desire to do it at market rate, but would be willing to do it if you paid their as(s)tronomical premium.

    The big service companies would be kind of in line with those prices. Probably could do better. Another bid or two would be good.

    Holy hell I don't charge enough.

    As far as tankless, it actually could be that much. Some require all new gas pipe from the meter, and new vent pipe all the way up which depending on construction is really expensive.

    Demand water heaters used to require stainless steel venting that was very expensive. Now most can be installed with PVC. I don't think he wanted to do the job.

    I'll come to your house, buy the supplies and do the job for $5k. I'll probably have to do it two or three times to get it right and I'll still make money. Let me know when you wanna schedule the work.
