    Default Rough estimate to finish a loft into a bedroom?

    Considering adding two walls to finish a loft off into a bedroom with a closet. Size is approximately 12X13.

    Basically adding two walls, a door and a closet and painting to match the current walls.

    I don't need an accurate estimate at this point but is this a $5K or 15K job, I have absolutely no idea what it costs to do something like this.

    DIY for under $5K pretty easily; Electrical & HVAC would be hardest part as far as I can see.

    Can't tell the height. Guessing 9'. If you save the carpet and do a full diy. $2500

    Matching trim might be an issue. No need to move the hvac that I can see. You will have to move the switches by the vase

    I agree with Wilf202, not an expensive job at all especially if you do it yourself. Looks like the HVAC return will be in the hall so you will need to account for that. You can simple put a pass through vent above the new door.

    Thanks for the feedback. This would definitely not be a DIY, I'm on the road about 80% of the time and it would need to be done in a couple weeks.... on top of that I don't have any experience for a DIY.

    In a couple of weeks from now. Or a couple of weeks from start - finish ? Contractors are 4 - 6 weeks out, easy.

    A pick up load of 2X4s, a flat of dry wall, about 100 ft of romex, 4 - 5 duplex outlets and boxes, two - three switches, a ceiling fixture box.
    Two pre-hung doors, (mandatory closet). HVAC is already there I the ceiling, dry wall tape, mid and paint of your choice.

    A whole pig on a pit grill, a couple of kegs of beer, a long holiday weekend and an open invitation to all skilled members on the site and you will have that bedroom......
    The none skilled in construction trades can be cooks and laborers and go-fers.

    Depends on some variables but I'd likely come in around $6500 to bid that. This is not a solicitation for work. I'm booked for a year

    Thanks again. Just to clarify, I'd like to get it done within 1 - 2 weeks of the start date and there is no urgency on getting it started. Probably before Christmas.
