Neighbor Trouble

Hey guys, need a bit of advice. I own a condo. Above me are renters. Last March he and his wife got into a full fledged fight....screams, people running back and forth, things crashing, yells to give a phone back...all at 3am. I called the police out about it. Within a week she moved out and within a very short amount of time they were officially divorced.

He remained the renter. Since then he has basically waged war against me. Vomit and dog droppings off his balcony onto my front porch, trash, food. People up there stomping and yelling at all times of the day and night. I am only home about half the week and between March and now I have had the police out here to deal with him 8 times.

I have tried recording him but he does it intermittently. Basically to catch him I would need a camera running 24/7. The police have made contact but he continually denies everything. Blames it on other neighbors, the washer/dryer, a door that slammed a bit louder than intended...I am frustrated and at this point angry. The HOA fortunately has had another neighbor complain and they have started issuing fines...which prompted him to show up at my door (I was not home fortunately) but he made a vague threat to a friend that he and I are going to start having problems. Again he denied it to the police when they contacted him.

Other than keep at the attempts to video him is there anything else that I should do? I ccw everywhere and am especially vigilant when around my place.

Maybe run a background check? Find out if he has any criminal convictions. Know thy enemy!

I think I would document everything and do your best to avoid one on one contact with him.
Can property management be of any help?
Spend the money and consult an attorney.
Tough spot, keep your mind in the middle.

I'd contact an Attorney and see what you can legally do. Possible restraining order on him if he threatens you and your property.

Can't you get motion activated cameras? I'd definitely look into those for the porch and front door area.

I've had some questionable neighbors living in a house, but they aren't sharing floors and walls with me.

Document everything with PD, sucks to keep calling them on these types of things, but they will keep a record of the calls. Hopefully the HOA will continue to help along with other concerned neighbors.

Like others said, I would get a camera that can run 24/7 to capture the patio shenanigans.

Contact your association Monday. There are typically rules about owners renting. If the owner starts getting heat from the HOA/association that might help get the tenant out.

I might try to find out who actually owns the condo, and tell them about everything their tenant is doing. If I owned a place, I really would not like some belligerent a-hole presumably wrecking my place and making my neighbors' lives miserable. They may not renew the lease next time, especially if that area is conducive to finding new renters. Best case is that they really come down hard on the guy, and have some sort of anti-a-hole clause in their lease they can use to terminate it early and start the process of getting him kicked out. I'd try to find out who the owner is by 1) contacting the HOA and see if they'll give you contact info, 2) track down the ex-wife (facebook? LinkedIn?) 3) maybe Zillow.com has info that will help you identify the buyer, 4) look up local tax property data, a lot of states/localities will list the name/info of who pays the property taxes.

Good idea, I'd see if I could get an RO against him and strike first. If you can get the neighbor to sign a statement about the guy looking for you and speaking in a threatening manner, it might be worth your time/trouble.

I'd also invest in a security camera system. Are the packages at Costco worth anything? It seems like they're $600-900 for a whole system that includes motion detection/night-vision/recording. If he takes it to the next level and directly screws with your place, that $750 investment could pay for itself 5x over by being evidence.
