    My parents were general contractors putting up modulars in New York while I was growing up.

    I highly recommend going this route, especially if you plan on managing the project. The only downside to a modular is they are somewhat limiting in terms of floor plan.

    Consider setting the house using rollers. It tends to be cheaper since there is no crane on-site and it usually means there's no drywall cracking. There are some limiting factors here, such as the number of floors (ONE!) and you need access to the foundation, practically at grade.

    Ill leave the building part to the experts. However, you should have a process in place for payments and lien releases, so you can avoid the headaches.

    Some of the modulars are sweet, two floors no problem. Based on my research though, mods are virtually as expensive as building if you go fancy. May change the mortgage structure as well.

    You can also look at the companies that do pre fab houses. The walls show up on a truck pre framed and sheeted. They're not bad if you have a simple design but the more complex the structure the more of a chance for error. There's a place in foco that does them.

    Modulars have come a long ways and look nice but their bones still do not make them multi generational housing like a stick built imho.

    The 5 story hotel I am working on was prefabed and came out on a truck. Went up quick

    boulder county sucks SO BAD you can't believe it
    I wouldn't buy anything in boulder unless I had release from boulder county planning that what I was considering would be approved.

    the rules are ridiculous and add greatly to the cost and complexity.
