My wife is hot to trot to get into the pot market to grab a share of some of all that money. She wants to have a 4/20 friendly rental and charge more for the rent. She gets that idea from seeing hotels and bed and breakfasts making tons of cash when before they were only mediocre businesses. I just can't get through to her that a 4/20 friendly rental house is not a good idea and she will not get the results she thinks she will. Good thing we don't yet have a rental to find out with.

She accuses me of being a negative, pot hater, but I just can't convince her that the examples she's comparing to are not comparable, and that people are just turning rentals into grow houses that completely destroy the property.

I've had my rental trashed a couple times in the 10 years I've been doing it. Being lenient does usually go well regardless of who they are; the more protections and restrictions on your investment the better. It has nothing to do whether you agree or don't agree with smoking weed. I would just tell her to read up on the horror stories of renting. My parents had their condo in Carbondale trashed by drug users who were sacrificing animals in the basement. All kinds of strange shit can happen.

Question: If she meant investing for short term rentals like Air B&B, what was the linkage to 4/20 and recreational marijuana all about? Catering to out-of-state tourists who just want to come and get high for a week? I can see that being a cash cow for now but realize you'll have to hire cleaning services and what not for short-term rentals. Essentially, you're getting into the boutique hotel business if that's what you're doing -- good money to be made if you know what you're doing, a lot of pain if you don't.
