    Default Texas house search

    Getting ready to put an offer in on a house that is a little higher than we wanted to pay, but has everything we need... other leading contender is listed $100k less, but doesn't have 4 bedrooms (despite the listing saying that) and would need an add-on to meet our needs.

    I thought I'd throw this one out here that made it to the final review but we wound up rejecting it due to the crime rate in Jacksonville, TX... this is outside the city so I would have no concerns at it's location- but with 3 kids going to school within the city we just couldn't do it.

    Looking at the demographics on our CMA report:
    >75% of kids in the school are on free or subsidised lunch program
    <$25K/yr is the most common income bracket, with 13% of households making <$10K/yr
    Most prevalent occupation is "Health care and social assistance"

    All that being said, if you don't go into the city of Jacksonville- or are interested in law enforcement (current owner is in the oil industry), the property itself is exceptional.

    Google doesn't like the address- search the address in Bing maps to find it.

    What you don't see on the the listing is that it's surrounded by 250 acres of forest that is owned by a lumber company- the current owner leases this land for $1700/yr. With that combination, you get something that has a real isolated feel to it- and lots of hunting potential.

    Lived in Jacksonville, TX. Fuck Jacksonville, TX. Went to high school there. Moved here when our job closed it doors.

    ETA: there is another member here that moved when the center closed there. He has the same high opinion of the place.

    A plus is that I met a girl in high school there that has put up with my shit for the last dozen years...

    Wow, no kidding? My brother lives nearby in Troup. I thought that was a pretty decent area.

    In East Texas, it seems to vary a LOT by community... best guess is pockets of poverty & Illegal aliens...
    We visited the area, and parts of Jacksonville seemed decent, but there were other parts that look like projects

    Exactly. Troup isn't bad. Sister in law lives outside Henderson. Brother in law (wife doesn't talk to much) is the police chief in Henderson.

    A large problem with Jacksonville is the lack of gainful employment. Too many people for the amount of jobs. Without jobs, people just get bored and reproduce, then you have more people for the same amount of jobs. Meth has a hold on the town as well.

    For the most part, the people that I know from the area that are successful with their lives are the ones who left Jacksonville. Many of them just move to other towns in E TX.

    When researching towns / places to live, www.city-data.com is a good resource. More statistics and demographics than you can shake a stick at. Their layout does kind of suck though.

    Have an offer in on a house in Caddo Mills (that I haven't even seen in person- our agent took videos while looking it over for us), and if that falls through, still considering one near Bonham... not wild about the town of Bonham, but it's also 40 minutes away from Sherman, McKinney and Greenville

    The schools in Caddo Mills look very good- the land is better on the Bonham house, but the Bonham house needs some work to do what we need. (It's short a bedroom)

    Listing agent asked for our lenders mobile#, so that may be promising.

    Just to close this loop, we have now closed on a 20 acre property with a 2100sqft house and 2 ADU (accessory dwelling units, AKA guest houses of 1000 and 800 sqft each) and a barn, and a greenhouse, and a pool, in Canton, TX...
    working on plan to move us, our dogs, our horses, my Mother-in-law and her dogs, and all our stuff... some stuff moved in the initial trip to close.

    If you're not Christian, I would NOT suggest Canton as a destination... but according to neighbors, we're an answer to prayers.. (long story with previous owners)
    Anyone wanting to have trips to TX in exchange for loading/unloading work- feel free to PM me... PLEASE


    As a bonus, after discussion with a neighbor, there will likely be Coyote and wild boar hunting very prevalent (They are both considered nuisance "game" there0... no tags if you have a hunting license.

    Working on scheduling a LTC (license to carry) permit there...

    Very nice, congratulations! I have fond memories of Canton, when my Aunt and Uncle lived in Greenville, we'd visit every year and go to Canton for the big flea market (or whatever they called it).
