    HOAs became popular as people started realizing they could no longer afford flight to keep themselves in a good neighborhood. So they created an artificial system (more gov) and it's been modestly successful--but it is voluntary which is key. Our house is now 20 years old and the neighborhood is very desirable. Compare to Aurora where I grew up and in 20 years ('77-95ish) it went completely downhill.

    HOAs have certainly gone full potato in some places! WC is full of closeted and not-so-closeted Lib statists who love this kind of stuff.

    HR isn't that bad as long as you don't intentionally test the rules. There are many violations, some on my own block, that have gone unnoticed. Other odd things do get noticed but are minor (leaving the trash cans out too long).

    If you compare some HOAs to some city's ordinances, the HOAs are sometimes better, and you have more legal protection.

    But it's not for everyone. If I had all the toys/time I wanted I probably wouldn't live here. Since I am money/time limited, all I need for now is a house in a safe neighborhood for the family, and decent resell value.

    The girl is a commercial landscape architect and she is already seeing big general contractors preparing for it as well as commercial lenders the list of metro area forclosures is also growing.

    I have no doubt a correction is coming, but having an HOA or not isn't going to be the deciding factor in the correction. I also don't think the correction here in the denver area is going to be very extreme. There will still be enough demand that it'll reduce the impact of the correction.

    $148/quarter for us. We have no special assessments, some others do.

    That also gets access to the rec centers at no cost. My oldest is there now working on his swimming before school starts. We used to go the gym several times a week before I had stuff in my basement. Much cheaper than a club.

    I think they use some of that to maintain the trails and open space too, but I'm not sure how that works.

    The same can happen with the sheriff/LE, a county commissioner, or some other wannabe dictator at any level of gov. And we all know LE can't enforce all the laws, all the time. Kind of like the code inspectors... Give them enough time and they can find violations all day long.

    Watch your county go blue and everything can change.
