    Down here there's 255.4a ac (undeveloped) listed @ $900K, open to serious offers.

    It's an okay house, but I've seen bigger and better for 1/10th of that price.

    I have had an engineer quickly map my property and calculate easements, etc to 121 lots. Maybe I should be that guy and get it rezoned

    Might not work down here. The natives are restless, especially when it comes to mini ranch style lots. I do know a "new development" down the road. Originally listed their starter homes from the mid $300's, WITH RV garage! . Due to cost of materials, they're now in the low $500's .
