    Moving sucks...that's for sure. But, I knew my little place here would be temporary. And this is exactly what I've been looking for since I got here.

    When I moved here just about 2 years ago the problem was narrowing down a list of possible places. When we started looking at places about 2 or 3 months ago if you didn't make an offer on a place the day it went on the market you didn't get it. It's really starting to get difficult to find a place these days so we feel pretty lucky to have stumbled on this one...and even luckier they accepted our offer. The prices haven't gone up nearly as much as they have in other places (like Colorado) but they have gone up.

    Thanks for the update; hard to say no to a layout like that.

    gosh, a small slice of heaven right there. Time to de clutter; or at least organize is in your future.

    Pretty much did the declutter/downsizing when I moved here. Shouldn't be too bad this time. Plus, we're combining households so some of my furniture will stay with my place and I'll just include it when I sell. To be honest, I'm gonna miss this little place. It was pretty much perfect for my lifestyle...great shop, great yard for dogs, lots of storage. But I did miss having my own chunk of land.

    Summers are long, but not too humid. Won't be as dry as it is here but still won't be too as bad as eastern Oklahoma or eastern Texas. It averages in the mid to upper 60% range in the summer and around 50% in the spring and fall. I like the terrain and woods down there, too.

    All in all it should be pretty nice.

    Just curious how much did you pay, if you dot wanna say thats cool. If the deal on my house wouldn't of fell through I would of been moving in to my new house in rapid city today.

    I don't mind... And that's too bad about your Rapid City deal. That's a nice area, too, if a little cold in the winter for my taste.

    Initially listed at $225K. Dropped to $216K. Dropped to $205K. We offered $200K on a "need to sell our place" contingency and sellers accepted it. It didn't get much attention until the price drop to $205K. Luckily we scheduled the first showing (of 5) on a Sat after the price drop and made an offer 3 hours later. They accepted our offer and even rejected a full-price offer from someone out-of-state.

    On the other hand, we made a full-price offer on another really nice place in Sayre (same contingency) and the sellers rejected it to accept an offer $10k below ours on a conventional finance deal that would start right away.

    You never know what's gonna drive someone.

    Had a couple make a ridiculous low-ball offer on GF's house in TX. Of course she rejected it and buyer's rejected a reasonable counter. Had several other showings after that but being a 1 BR/1 BA it's a pretty hard sell even as nice as the property is. This past week the low-ball couple came back with an offer that was basically the same as GF's counter to them 3 weeks ago. Made a few adjustments and signed. Their issue was they didn't have the cash for a down payment and to pay closing costs so they wanted GF to pay a large portion of their closing costs. No big deal...but you're not gonna get a discount off the price and $6k for closing costs. Choose one or the other. They needed cash so they basically paid asking price in exchange for her paying some closing costs to make it work.

    So, you just don't know how things are gonna play out.
