Sweet spot brother.
Didn't you get yourself a tornado shelter for your existing place? Are you going to take it with you or leave it as an attraction for the buyers?

I did get a shelter but the new place has one. I may leave it or sell it separately. Not sure yet.

Congrats !!!!!
Don't pick a fight with an old man. If he is too old to Fight, he'll just kill you.
That is a smoking deal for 18 acres now a days. Congratulations hope you get settled in quickly. We would strongly consider moving to Oklahoma if it were not for tornadoes.
Don't be stupid!!!!!
I like the fenced yard off the house. perfect for dogs to run rampant![]()

Yeah, I hear the tornado thing a lot. Things happen everywhere. Wildfires, earthquakes, drought, hurricanes, floods... It's always something.
We thought it was a great deal for 18.5 acres with a house and a nice shop and other outbuildings. There are plenty out there that are even less expensive though the property may not be as nice.
Oklahoma isn't even in the Top 10 for tornadoes. OK averages 62 per year. Colorado averages 55 per year.
What you do get are very conservative people. Even in the big metro areas. Not a single country voted for Biden in OK. Great gun laws and EVERYONE owns guns. VERY low cost of living and housing costs. Fuel costs were very low until Biden fucked everything up. Very low property taxes...I pay less than $100 a year on my place. The place we're buying is about $600 per year. Fantastic benefits for disabled vets in OK. You also won't get a nanny state that mandates you get shots if you don't want them.
On the downside... Very little public land. That sucks if you like to go out and shoot or hunt or do all sorts of outside activity. I was able to become friends with a local farmer and he lets me shoot anything I want pretty much any time I want on his land. I dropped by with 500 rounds of 5.56 ammo one day as a thanks for him letting me shoot...you wouldn't believe how much good will that bought. And that wasn't even why I did it. His son gave him a new AR and he couldn't find ammo...I had plenty and wanted him to enjoy his new gun. It's not hard to make friends here. There are lots of state parks, though, and they're very under-utilized so rarely crowded. Car insurance is high here, too. Not as high as Colorado but it's expensive. OK ranks right in the middle of the 50 states for cost. Coming here from ID, where it's at the top of the cheapest states for car insurance, that was a shock.
It's hot and dry in SW Oklahoma in the summer. But summers are pretty hot and dry in a lot of places. Believe it or not, where I lived in northern ID it was just as hot, and even drier, than it is here. Just didn't last as long. Winters are very mild...I'll gladly trade that for hot/dry summers any time.
