    Any chance you'd consider Canon City? Close enough drive to COS, awesome private range there (Royal Gorge Gun Club) and it's more conservative than COS.

    Banning-Lewis Ranch (East of Powers on Woodmen) just voted to be annexed by the City. It's a nice development and -- along with higher taxes -- the homeowners get City services now.

    Be very sure you know about water sources. Flying Horse North, in Black Forest, west of Black Forest Rd. and south of Shupe, is already running into issues. It seems the developer thought the area would be annexed. But it isn't contiguous with any part of the City. Water (as usual) will be a big problem. And FHN is just one example....

    As mentioned above, investigate the water resources.
    Well water in the area has had problems with pollution from fire-fighting chemicals and decreasing aquifers.
    Increasing population and climate change (Not getting political, but the weather has changed) will increase restrictions.
    I am sure you are aware of these problems as they were happening 2 years ago.
    Not a native, but I have been in Colorado since I moved here in 1959, have seen many changes, and I still choose to live here.
