I don't necessarily disagree with you eddie, I have lived in some pretty shitty rentals in El Paso and Colorado Springs as a poor lower enlisted man during the 80s and 90s. And to be fair, the inspection was pretty basic, but we went into it with the attitude we were going to provide a quality place to live, one, because we try to be good people, and two, if the house looked like WE cared, hopefully the tenant would too. We did a ton of maintenance and improvements before we rented, new paint in and out, new roof, new carpet and flooring throughout, new fencing, updated bathrooms, appliances, sprinkler system, front security door, sliding glass door, etc. I replaced all the outlets with the tamper proofs because even though it's not required now we figure it's coming. We had one inspection issue because we didn't realize smoke detectors had to be replaced after 10 years and one was close. From my own rental experiences as well as my wife's, I know that there are those who may not care as much.
We also pay a local property management company to manage it, one, for our protection, and two, to make sure that any issues that may come up are handled promptly and professionally. We're 200 miles away and I don't want to be googling a plumber for the tenant at midnight while her (our) basement is flooding.
But, as hard as we try, the guvmint treats us based on the actions of the dickheads, so it's all fair. There's no reward for doing the right thing and no penalty for doing wrong. Take rights away from law abiding among us and reduce punishment for the lawbreakers so no one gets their feelers hurt.
