    Don't get me wrong, I totally see why HOA's would be important. But in my experience I end up dealing with HOA staff who have nothing better to do than complain about the petty stuff with people's houses. Or they wait until someone is completely done with a project before telling them they did it outside of HOA guidelines.

    I know there are good ones and bad ones. Currently I live in a neighborhood that does not have one and Aurora Code Enforcement does a really good job of making sure people aren't parking cars on their lawns and what not. The neighborhood I lived in when I was teen in Thornton also did not have a HOA but Thornton Code Enforcement (who I referred to as Nazi's at the time) did a good job of making sure people weren't messy and their grass was not to long and so on.

    Plus I have seen a lot of HOA fraud thus far (Not saying that they are all like that) just saying that I have seen quite a bit.

    +1 One of our rental unit's HOA has been paying one of its board member excessive amount of money for snow clean up on a 32 unit building. Last year they spent thousands to paint less than 100 linear foot of fencing.

    It's a factory 5, built with all new parts (non donor build) it's got a 351W, a tremec 5 speed, IRS, 3.55 gears. It's carbed and we just moved out from sea level (Mass) so she's not tuned for the thin air yet.

    We moved in 8/1 and after unpacking boxes, the garage was the first project. I hung all the drywall, ran the lights & electrical, there's air drops throughout the garage, The lift and floor (from floor junkies in TX) were the last things done. Now if the HOA would just let me put a small shed somewhere in the yard I could get the lawnmower, snowblower and other yard shit out of my side of the garage. (the wife's garage is just drywall and paint. Our deal was that she gets the small garage for herself and I'm not allowed to do anything else to it)

    It's a little bit of a drive from CO springs, but if you need use of a lift, bring beer and make yourself at home. . . .

    I'm a sucky shot though, so I dont know if you still want to be friends
