    Before we were homeowners, and even once in-between when we were short term renters, the property was always left in WAY better shape than when we started.

    I even used to get a rent credit for repairs and improvements as long as it was agreed upon and I had receipts. Of course, I don't hack shit up either and tend to be an OCD prick myself with stuff like that.

    When I left the condo I rented from the first departure from the ex, the management was pleased that I had "already paid for cleaning the place up and getting the carpet done"...

    I said no, I never messed it up from when I moved in.... I'm not a slob. Never spilled anything, or hung a picture, kept it clean..... etc, etc.

    It shouldn't be that uncommon, but unfortunately it is.

    I'm hesitant to ever broach the subject of renters because a lot of people rent. There are a lot of great renters, but there are many, many, many terrible renters.

    Always have and still do rent.

    I've always been the type of person to always leave things better than which I received it. The house I rented I'm brighton the home owners didn't have to put any money in it until 2 months (6 years rented) before I moved I refused to fix it, simply put I already put too much into it through the years anyway. I'm also not a slob so that helps too.

    Yes I have some clutter, am I completely organized with all aspects of my daily living?...no, not as well as I could be.

    But I NEVER slam doors and cabinets, or abuse the accommodations in which I live. It's a really simple concept.

    The slum lord that owned the property before didn't make anything any easier. There are a few holes in the drywall to patch. I brought a bunch of scraps from my attic, 1/2" and 5/8" thinking one of the two would work. Nope. All the drywall is freaking 3/8". Holes are probably too big to do butterfly patches. The base trim was textured the same time as the drywall. Le sigh. I already told my wife that there isn't much point in painting again since everything is saturated in smoke.

    We were the same way when we rented. We always got our deposit back, and when we were renting from people we also worked on improvements with the owners permission and got rent credit for it.

    You're right, I probably should have been more clear about what I meant when I said "Lot's of Renters"... There are lots of good folks that rent and take care of their place.

    When we lived in our first apartment, I got a glimpse of what had to be cleaned up in the unit next door when they left. Even in a gated apartment complex there were people who destroyed the places...
