    I do all the cabinet work for a local builder who also does a lot of roofing. Known him for 10 years. He's a stand up guy. Did my roof last summer and it's perfect. Whatever you do, go with someone local. Lots of folks up here used companies that just blew into town after the hailstorm last summer, and they're screwed if they have a problem.

    Sorry I didn't reply sooner as we just got back from a road trip out of state.

    Call Dan at Chateau Roofing and tell him Jeremy from Loveland sent ya. They are based out of Denver and do a LOT of work in Colorado Springs (a lot more than here in the Fort Collins area) and do some fantastic work. We just had to have our roof replaced (amongst other things) due to hail damage and they finished it last week. Dan is a great dude and someone I'm happy to refer to others as I trust he will take good care of them. He called my insurance company on our behalf and he will even show up when the adjuster arrives to make sure they don't miss anything. He even managed to help one of my buddies (same neighborhood) get even more money AFTER their insurance adjuster had already been out. They even subtract your deductible so you don't have to pay a dime. On top of that he was able to get the actual cash value of the claim (this is the amount generally withheld when you get your check) from the insurance company and cut us a check on the spot for the entire amount even though it may be months before they get all the funds released from the insurance company. So, in our case, we got a $11k check from Farmer's Ins the day of the adjustment. There was about $2,500 withheld for depreciation. He took the amount of the roof replacement by the adjuster and subtracted our deductible (which covered to the deductible the insurance company withheld) and did the job for that amount. It's confusing but we signed the $11k check over to them and in turn we got a check back for over $5k on the spot AND a brand new roof which is much better than the roof that was on there when the house was built new 6yrs or so ago. It's kind of confusing to try to explain on a forum but Dan does a great job of explaining it all in person and I'm the kind of person that has endless questions especially when something sounds too good to be true such as this. I'm not sure if Dan goes down to Colorado Springs but I know the company does. You have to do lots of research and be careful because there are a LOT of companies *cough*Jasper*cough* that are looking to take advantage of people's lack of knowledge or research in a time of crisis. The more people you talk to the better off you will be in the long run. Just call or email Dan and tell him Jeremy from Loveland sent you & you want the same deal I got and he'll take good are of you.

    I'd prefer a Class IV type roof to protect against hail damage and lower my premiums a bit.

    I just had a class IV installed along with new gutters, downspouts, screens and painting. They also combed out the AC condenser. Very happy with their work. They were recommended by Farmers as a prefered vendor.

    WillysWagon - Let me know whoyou choose and how your experience goes. You know how close I live and I have my same roof from when my house was built in '95.

    I filed a claim in '05 but had issues with my insurance company and never got the roof replaced.

    If there is an insurance agent on the site (particularly if you are in the Springs) that might provide some advice for how I need to deal with my insurance company, I'd certainly appreciate it (this situation is a long twisted tail that needs voice-to-voice conversation to explain properly).

    DOI complaint. DOI stands for Department of Insurance. They are the government agency that deals with insurance companies. Insurance companies are required to address DOI complaints. If they don't, the DOI can shut down the company. No company is going to ignore a DOI complaint at the risk of having their operations shut down in an entire state. A DOI complaint is very easy to do and the directions can be found online. It is serious and actually effective, unlike complaining to the BBB.

    C&C fixed our roof too, did a good job. Their saleschickie was pretty hot, it would have been worth paying the deductible to see her up on the roof swinging a hammer for a while though.

    Ok, I will tell you to do this as I did on my inlaws garage. Tear it down to the wood, put construction foam on it everywhere you would shingle it, then rhino line it in white (or whatever other color you would want, went with white to keep it cool). Then, consider yourself done forever. It has been two years and that roof is perfect still. It is also a lot more quiet than a tin roof and doesn't heat up. I'm tellin ya, everyone thinks I'm on crack when I tell them that, but that is what everyone says about new ideas right?

    Hope to have it loaded & refinished next week.
