Default Need some assistance finding a place.

Hey guys hoping someone here may be able to help me out. Since I lost my business in 08 I have been living in a 2 bed condo in Littleton. Trouble is I have 4 people and a dog in a 800sq. ft. condo (me, the GF and my 2 sons). I really need a bigger place, It must be in Jefferson county as my older son got accepted to D'evelyn and we must remain in Jeffco to be eligible. Gotta keep the rent in the $1,000-1,300 range for a 3 bedroom. I have been checking online (mostly craigslist) every day since February with no luck (usually no dogs or no "aggressive breeds" and I have a German Shepherd). If anyone knows of anything or has a rental property in Jeffco please let me know. Thanks.

I will be vacating my duplex end of September. 2 bed, one bath, great yard for a dog. Single garage. Kinda on the small side for a family... Just throwing it out there as an option.

Have you thought of buying? With that kind of rent, you can probably get a nice house.

I have considered it, however there are 2 mitigating factors for me in buying.
    1. Although I have a spotless rental history, mostly due to the biz loss my credit is beyond suck.
    2. I don't want to buy a house until my sons are older and out of the house so I can buy one in the middle of nowhere. most importantly without close neighbors and an HOA.

Ok...here is the thing about buying. Do it now. Prices are about the lowest you will see. Interest rates are also about the lowest you will see. It will help rebuild your credit rating for later when you want that special property once the kids are gone. It will allow you to build up some investment that you can later sell for a potential profit that will help buy what you want later.

Basically...it all boils down to buy as soon as you can.

Agree on the buying thing. Your credit doesn't have to be perfect, interest rates are incredibly low, you'll be building equity rather than paying someone else's mortgage and you'll have a home to call your own that you and your sons can take pride in.
