so what went wrong?
My furnace burnt up like that on the coldest day of the year of the 2005-2006 winter. Which gave me burst pipes to deal with after I got it replaced, and again, in the spring with one of the outdoor spitcock valves. Be glad it got its meltdown over with at the start of the cold season rather than in the middle of it!

Definitely get insurance. My renters insurance is technically $12/ month (on my statement) but the "multi-policy discount" was enough to cover it. Payment actually went down about $0.50/month!
Well, as they say : Plumbers have the worst pipes and Electricians have the worst wiring............

Rental house? I highly suggest you check out the clothes dryer (if it has one) and the vent pipe. I did that in a rental house once, and freaked out at the condition I found the shit in. It was ready to go up at any moment. The handle of the lint screen was broken, so the other tenants never cleaned the lint trap out. Blew my mind how much crap I cleaned out of the whole thing, and there was already paint burnt off part of the dryer, it had gotten so hot.
