Ask for a deposit to cover materials so far. Most people will agree to this.

What are you building? You can put a lien on the property and they won't be able to sell it till all the liens are taken care of.

    I know the feeling.

I delivered a car on good faith. He just wanted it for a few weeks and we weren't done with it either. Was scheduled to be back to finish for my open house.

Needless to say, I never saw it again. Took 13 months to collect $5k of the $8k he decided he didn't owe me.

It's funny how people's perspective changes over time. Burn me once and you'll wish you didn't.

Put a lien on it and stop work until you get some dough.

Explain to him gently that your creditors have to be paid promptly. Do it face to face, and have the documentation with you. I'm sure he will cut you a check!

+1 If he's old school he'll understand. You've done enough work to get a draw on it. Usually these situations feel worse than they really are. Be upfront and confidant and you should get paid. It's not a problem until they refuse without good reason. When they start playing games it usually means they don't have the money and it's time to quit throwing good money at bad.

Just in case he dies or forgets, bring someone with you to a meeting and record it.
