Adverse possession is the word. You may have already lost the ground on spite of your only recent discovery. Also, after an adverse possession fiasco in CO a few years back the action to quiet title in the land will require a fair market payment. Get your surveys, take them to an attorney.

First house I bought had lot line issues. It was only a 2ish acre lot. A survey before purchase would have been the only way to address the neighbors 6-8 feet encroachment (including part of a paved driveway) inside my property. Long story short, I never addressed the issue. But I still hate that dickhead.
Get a survey or make sure the actual surveyed property lines are clearly identified before purchasing land. I learned from experience.
