speaking as a customer, Kelly's home inspections are very very detailed and the review documentation, after report review are all well above the cost in real value, especially to a first time buyer. speaking as a long time friend, Kelly has more integrity about his work than most folks in the real estate world by a long long shot. Kelly did a home inspection for me a couple weeks ago. He did the inspection on Memorial Day working around his own schedule to keep my closing moving along. He showed up early and did a very thorough job. This is my first home and he was great about explaining what we were looking at. He also gave me a very nice discount as a COAR-15 member.

I bought a home last year, but am interested in having it evaluated so I can see if any of the changes I've made have significantly increased the value of my home. I'm interested in an honest discussion about value, to include plans that I have to increase value. For example, will the cost of a new driveway or a swamp cooler be immediately reflected in increased value of my home? I'd like to refinance as soon as I hit the 80/20 mark so I can get rid of the mortgage insurance.

Is there some sort of formula I can apply to determine the maximum safe load on my floor (I am looking at safes and do not want to overload the floor) Presumably I would need the size of the floor joist their length, width and span length along with joist spacing. to put me in the ballpark on an appropriate safe weight. I want to go big if I can.

Kelly did my home inspection, and on his advice, I saved $2k on a repair that the sellers split with me (in this market, having the sellers pay for anything is a minor miracle). He did a great job, and I'd use Kelly again for an inspection or teaching a class.
