We're going to test out this 'hot' real estate market... looking good so far, on the market for 15 minutes and two showings already set.

Hopefully we will get to be part of that Elizabeth meet up. Heck, we'll even host it. :)

Good luck! Our house is going up on Saturday. It's pretty exciting as the seller. I hope a bidding war start. :D You're in a good area so yours should go FAST.

Good luck. Hope you can make that Elizabeth move happen. Best thing I ever did was move to the mountains.
Since my property is not competing with yalls, figured I'd post it up here as well.

My rental just went on the market in Colorado Springs. Their lease is up June 1. I just wish the Springs market was up as high as the Den Metro market.

Good luck!!! I forgot what a massive PITA it is to get a house ready to show, especially with 3 kids (1 baby), 2 dogs, 2 cats, 2 gerbils & a lizard. We've erased all traces of everything but the kids. :)

I have no problem with others posting their listings, that actually might be an interesting thread of it's own for those who want to share. I think yours will be gone very quickly, good luck.

We're in Backcountry but there isn't much if anything in the neighborhood to compete with us other than a new build that's 6 - 10 months out. I'm sure your parents will move very quickly.

Been on the market for a few hours now (no pics up yet) and we are at 5 showings for tomorrow and 2 for the weekend so far so it looks like there are a lot of buyers out there waiting for the right house.

Good luck! I know that in our area, things don't tend to stay on the market very long . . . anecotally-speaking anyway. So hopefully you get a quick sale and a nice little bidding war to jack up the profit!

We're set to pay ours off in July after about 8 years of being highly aggressive with the mortgage, so we're planning on staying put for the long term. Sometimes I think moving to the country/mountains would be nice, though.

That's encouraging! One in my neighborhood just went up for $305,000 and that's what we're going to push for. The builds are 2001ish and most of the ones that have sold have had zero updates done. Our house is all updated so we're hoping that helps. Plus we have plantation shutters in the entire house.

Best of luck on the showings!

good luck guys.
When my wife and I sold our house last year, we'd go across the street to the neighbors house to watch who was "looking" and then we'd make stories up about the lookers. It made it more fun, because showings at all times of the day, really was a PITA...

Sold my first home in the ranch about 16 years ago in 3 hours. I have one up for sale on my street right now for $550k, but I think they're a bit high. Plenty of Open House opportunities, but it has been a couple of weeks and no sale.

Here's a fun little tip for home sellers. Set up a baby monitor or 2 in your house and hang out at the neighbors and listen in. I was able to get an extra 15k out of my house last year because I heard them say wheat they would pay vs what they were going to offer. Just don't let the wife listen in, she was getting pissed when people would comment on different aspects of her decorating.

My house went under contract yesterday after being on the market for 28 hours and having my pick of the 11 offers that came in (all were either asking price or more)... best time to sell and move out of state (my situation) if you have that as an option.

Just got our virtual tour done. Should be on the MLS tonight:

http://tours.virtuance.com/public/vtour/display/343180

Our asking price is going to push the market but we feel it shows very well and has a lot of nice things (plantation shutters, open space, heated garage). New stuff since 2012: Carpet, paint, appliances, counters, master bath floors. Not much left to do but move in.

WOW!!! 11 offers, that is awesome, congrats.

Now have 8 showings for today and we didn't allow anyone in till 2pm. 3 different Realtors there right at 2.

We're in the toughest price range so I'd be surprised to get more than 1 but even with 1 solid offer we will be ecstatic.

Unfortunately the first thing people want to do after moving in is, repaint. Best of luck, not that it's needed in this market.

I can attest to the "hot market" (Lakewood). We signed a contract with a realtor with the stipulation that it would not be listed for another two weeks. An hour later he called to say he had two couples "dying" to see the house. Told him it was not ready to show and he said they didn't care. Two hours later we had a full price cash offer (600K) and they bought all of our furniture as well. Then we had to really hustle to get out in two weeks.

Congrats!!! We're still hoping for something to come out of this weekend. We're at 10 showing so far and although all feedback has been very positive there are no offers yet. Feedback has been that were priced well but we will probably drop a bit on Monday if nothing comes out of the 4 showings tomorrow.

Where there's 10 there's 15. The flip side is how fast you want to sell it, considering yesterday you were stressing out over the traffic / no offer ratio.

More than likely the 10K offer has 15K to play with but holding it close.

Good luck! I hope this isn't a sensitive question, but are the buyers from the US if you know? I've been seeing a lot of non-English speakers rolling through showings (mostly Asian) and I'm wondering if they're buying up real estate with cash.

Hopefully your buyers stick through...there's been a lot of people offering way over asking, and then backing out. At only $10k over, it doesn't sound like a concern though.

Dave_L
05-18-2015, 09:53
It's in investment group that is paying for it. I don't know how they are tied to the family that will be living in the home though. The other realtor assured us that it will be an easy transaction as it's not the first deal he's done with the investment group. Finger's crossed!

We've been getting a lot of feedback and almost all of it positive, only negatives are things we can't change, lot size, layout, cabinet colors. One issue that I think is coming out in lot size is that we back to the side of the house behind us, making the back yard feel smaller.

What type of incentive are they offering to keep you from sueing for specific performance? How much is staying in their house or making a contract they do not intend to keep worth to them?

This may be an opportunity for you to walk away from something and find something else. You can't know that till after the fact...sometimes years after the fact.

th3w01f
05-26-2015, 10:19
They offered us $10K to let them have it back, we were working on the cancellation contract that had a stipulation that if they resold for a higher price in 6 month, they owed us the difference (they never saw this piece). We never even got to give them the contract when their realtor came back and said he was sorry that they had freaked out and they really didn't want to move back so it's still ours if we want it.

We took a couple of days to look at other house and couldn't find anything we're interested in so we're going to stick with this one for now. We've told their realtor that they need to stop jacking us around or it's going to be more than $10K to get out of it in the future.

On the plus side the agreed to fix everything in the inspection report as well as a couple of things we didn't even ask for. The inspection came back great, only minor stuff and radon.

We will see what happens, we still need to get under contract here. We're at 23 showings, we have 4 buyers where we're in their top 2 or 3 that haven't made a decision yet and a buyer flying in tomorrow to look at it, so hopefully this is the last week. There isn't a compelling reason to buy quickly in our price range. Since we went on the market only 3 houses within 50K either direction have gone under contract in all of Highlands Ranch or Lone Tree. That's with about 10 on the market. That doesn't mean they're not buying elsewhere like Parker, Castle Rock or Littleton but this range isn't moving as quick as others. Per the post in the other thread only 20% go under contract in 7 days. I also get the feeling that the weather has had an impact on showings, only 1 all last week and 1 this weekend but we already have 4 set for today and tomorrow with a couple of additional 2nd showings.

I'm going to chime in with my experience so far...

The offer I accepted was an "as is" offer on the house unless there were safety issues such as CO2 leaking from the furnace...etc.
Got my inspection report from the buyers with 7 things they want me to fix with the house in order to continue with the process. None of the stipulations they have are safety related. So they question is... do you tell them to shove it? Fix only a couple of things? Fix all of them?

Late you confident you could sell the house if they back out? And confident they aren't safety issues or possibly could be? What is the potential $$$ out of pocket and is it worth it to you? If it is little money I would just get it done or tell them you will split the cost or something. If it is a big amount then tell them that isn't what they signed and you have no obligation.

Just sounds like a last minute "let's see what we can get away with" negotiation attempt. Doesn't make the buyer a horrible person, but as long as the above is documented in writing I would stick to your guns per that original agreement as you're not obligated to do otherwise. Agreeing to fix anything could result in unexpected costs or delays toward closing.

The standard real estate form contract isn't "AS IS". It provides the buyer with the scheduled opportunity to back out after an inspection.

Yes I realize that the buyer has the option to back out of a contract after the inspection... however as written in the "additional provisions" of the contract that the buyers came up with for their offer:

"Buyer agrees to purchase home in `as is` condition, subject to only health or safety issues during inspection."

None of the issues they have come up with in their inspection are "health and safety issues".
