    I misread the 2nd paragraph. Fixed commercial loan.. Damn. It used to be limited to 4 unit max. Learnt something new!!!

    I'm under the impression it is a brand new thing they are doing. They told us "no" I think 4 times before they called us and said, "We can do this, let's move forward." It was weird. You know who to ask if you want more details.

    I know a few guys like him. I am far from it.. They are my staple. I have lost enough money in properties that we only pull the trigger when it's a sure thing. Lately has been Medicaid sponsored housing for the special need.

    Must be... I am looking at my product sheet.. Cannot find anything close to that term in commercial.

    I give huge prop for people who invest (savings) into the residential/rental/commercial property.
    As for me, I just can't do it. Too long and much process just to buy a cheap town home.
    When we bought a house, it was one of the top 10 most stressful event for me.
    It is also not liquid enough for me.

    Biggest reason for me not getting into it is the damn commission. ~2.8% if DIY. ~6% to sell the house.
    For an example, I can sell a 250k worth of stock/REIT/ETF for ~$9.99, but it will cost me ~$15k commission to sell a house.

    Well, hopefully I will get into real estate soon. I am real light on properties, and too heavy on securities.

    Wife and I just want a house to live in to get out of this townhouse. Sick of throwing money away on rent each month.

    I dont look at fix and flips. I fix and hold. 10-50% annual return. Income while it appreciates

    That way people can throw their money away my direction.

    Probably spent about $75-$80 on stuff that I've resold for $480 so far...

    Cool part about eBay is, if you sell 200 items AND under $20,000, you do not get 1099-k
    tax free.

    It use to be all tax free, but stupidGovt changed that last year.
