    I can attest to the "hot market" (Lakewood). We signed a contract with a realtor with the stipulation that it would not be listed for another two weeks. An hour later he called to say he had two couples "dying" to see the house. Told him it was not ready to show and he said they didn't care. Two hours later we had a full price cash offer (600K) and they bought all of our furniture as well. Then we had to really hustle to get out in two weeks.

    Had 6 showings today. Supposed to have 3 offers coming in tonight. One being a cash buyer. Fingers crossed that they're good offers.

    Congrats!!! We're still hoping for something to come out of this weekend. We're at 10 showing so far and although all feedback has been very positive there are no offers yet. Feedback has been that were priced well but we will probably drop a bit on Monday if nothing comes out of the 4 showings tomorrow.

    Unless you're in a hurry, don't rush to drop prices in this market just because you haven't sold in 15 minutes.

    ^^^ This^^ Forget about the 10 who haven't made an offer. there's another 1/2 dozen who were looking at other homes and will hit your place this week.

    Well cash offer 10k over asking price just came in...and we keep our fridge, washer and dryer. We're not hesitating to accept.

    Where there's 10 there's 15. The flip side is how fast you want to sell it, considering yesterday you were stressing out over the traffic / no offer ratio.

    More than likely the 10K offer has 15K to play with but holding it close.

    We sold it for $200/sq foot. I'm not going to be greedy. It met what we needed to put down for the new home. We're happy with it.

    Don't get greedy. I skated on a seller with that who thought the same way.

    Guess who called a few weeks later willing to move forward on my original offer? Too late no less.

    Yup we've been on the other end as we tried to find a new home and it's frustrating. We priced the home where we needed and the offer has no contingencys.
