    I don't have a whole lot of actual info, but I did a good bit of research on Grand Junction, and got some good feedback from some of the members here (if I can find the GJ thread I started i'll link it here). It's definitely on my top 5 places I wouldn't mind living, unfortunately it's out now, due to my new job. I would have really liked to get a good chunk of land in East Utah, off of I70 (where it is super cheap), within reasonable driving distance to GJ, and just lived in Utah but live "out of" GJ. Unfortunately your trees are few and far between out that way. Let me see if I can dig up any of the stuff I was looking at for the Western slope.

    GJ itself is too fukin crowded (60K+ pop) Traffic in GJ ( campus area) itself , horrendous. There are however a moderate amount of possibilities 30 - 60 minutes out from GJ.
    The question is How much can you afford, how far from stores & medical can or want to be etc. If you plan on finding employment GJ or Durango is the place. Want to get away and your purchase be the last one. Delta, Cortez are in your sights.
    WE looked at some places in Montrose, interesting area. One place looked great on paper 5ac out of town. great view of the mountains. Oh it was 5 ac, of frontage running along the 2 lane road. The view was spectacular, till you looked down............. at the FEED LOT !
    That area is growing and will eventually end up being part of GJ. As Thornton is now "North Denver" or feels like it .

    We've found a few places BUT way out of our price range. Ideally locating a place with lots of acreage and dwellings is the way to go. THEN find like minded people to "invest" in it. There's a few forum members who we'd be more than happy to split 50-100+ acres with. Unfortunately they have kids and need to work.

    Us on the other hand are at or close to retirement age We'd like to find a place that's affordable, buy it and retire. Possibly a PT job to cover taxes & utilities.
    There's numerous possibilities when 1 other "investor" is involved.
